Our work focuses on enhancing the aesthetic of homes. We carefully consider every home we advertise to showcase the lifestyle people can enjoy there. Our aim is to accentuate the calm environment with the addition of furniture and decorative pieces, whilst highlighting the beauty of the design. We’ve put together some findings to prove it doesn’t just make your home look pretty – it genuinely works!
The Home Staging Association put out their 2019 Report last week. A wide-ranging sample of property professionals, including estate agents, property developers and property managers, were asked to complete a survey on the effect home staging has had on the success of their sales between January and April this year. One of the most significant results saw 85 per cent of respondents reporting that a staged home sells up to three times faster than a non-staged property.
Other key findings from the report included:
When comparing similar properties, 38 per cent of respondents stated home staging increased the offer value by 1-3%, and a further 16 per cent cited a 7-10% rise in offer value.
100 per cent reported properties with professional photos get more viewings than properties with poorer quality images.
This research seems blindingly obvious to us – advertise something beautifully = increased interest and higher price! Advertising agencies in every industry across the globe have this in their DNA. Estate agency is different and the vast majority of homes are advertised in an uninspiring way. Seeing photographs of empty rooms on Rightmove is unlikely to inspire buyers to arrange a viewing. This is why Mr & Mrs Clarke believe passionately about staging every home we sell.
Our stylists will swoop into every house and declutter, stage rooms with props and make sure the atmosphere is just right. We also fully stage homes by installing furniture and dressing homes from top to bottom.
Home buyers crave inspiration and are driven by aesthetics as much as square footage and technical spec. Take a look at the two homes we have staged, styled and shot this week.
First up, Lightwood Close in Knowle. With the help of our lovely friend Harriet of Fable Interiors, fine artists Kate Scott and Ruth Mulvie, we turned this blank canvas into a beautiful home where you can imagine yourself living wonderfully.
Clairvaux Gardens boasts large rooms flooding with natural light. This was the perfect home to add furniture, soft furnishings and delightful details as the luxurious setting spoke for itself – we just added to the narrative!
