We love the village feel

Hill Wootton is a beautiful, quiet hamlet with just 28 homes, close to the village of Leek Wootton, with a lovely community feel. You’re just five minutes’ drive away from Kenilworth, Warwick and Royal Leamington Spa. Coventry is a 15-minute drive and you can be in London in an hour from the train station there, or in under 90 minutes from Warwick Parkway or Leamington Spa, where you can also reach Birmingham in around 30 minutes. In nearby Leek Wootton, you’ll find The Anchor with its super selection of food and drink, and The Warwickshire Golf & Country Club, with its superb leisure facilities, hotel, two 18-hole championship golf courses, a nine-hole short course, and driving range.

Local life

The contemporary Saxon Mill – a working mill until 1938 – is also close by in Warwick, and a scenic place to eat or enjoy drinks al fresco, with its waterfront setting next to the River Avon. When it comes to dog walks or simply keeping active, you’re spoilt for choice. Public footpaths are on your doorstep, leading to rolling countryside and woodlands. Kenilworth has a Waitrose, and there are some lovely independent shops and restaurants, including the Michelin-starred The Cross. Warwick Castle is nearby, and there are fantastic boat, bowling and tennis clubs in the locality. There’s a good choice of schools as well. All Saints’ primary school is highly regarded in Leek Wootton, and there are many excellent independent preparatory and senior school options available. It’s hard to believe that this quiet hamlet is so well connected, but the A46, leading to the M40 and M42, and the M1 and M6 are all easily accessible.
