Local life

Rock Mill Lane is nestled amongst a small collection of wonderful architecturally designed modern townhouses alongside the River Avon, surrounded by gorgeous countryside and tranquil woodland.

It forms part of an exclusive award-winning development on the riverbank feeding into the historic Rock Mill Watermill and River Avon and is a rare opportunity for a discerning buyer to own a sublime riverside residence. You also have private access through bluebell woodlands to the Saxon Mill pub and restaurant, which also has beautiful countryside walks.

Rock Mill Lane is within walking distance of historic Warwick and Royal Leamington Spa, with its array of independent shops and eateries. Leamington is famous for its tree-lined avenues, pretty parks and Regency architecture, which rivals those in Cheltenham and Bath. Throw in a hip and happening social scene, great schools, restaurants and coffee shops, and we think you’ll agree that Leamington really does have it all.

Well connected? Extremely so. The M40 is close by, leading to Birmingham, Oxford, London and beyond, whilst historic Warwick and Shakespeare’s Stratford-upon-Avon are almost on your doorstep. Jaguar Land Rover is also very accessible. Nearby Leamington Train Station whisks you off to London in less than 90 minutes, and Birmingham in less than half an hour.

Friendly community

This rather grand town has emerged as one of Warwickshire’s most highly regarded places to live for families who love the schools and activities on offer, as well as young singles and couples, who love the bar, food and cultural scene.

The town centre has a perfect blend of eclectic independent boutiques, as well as well-known names like M&S. Mrs Clarke loves the mix of hipster coffee shops, such as The Larder, and gorgeous finds like Collective and Farrow & Ball, of course.

Mr Clarke has a few favourites of his own. His personal tailor at Clements & Church, a pint at The Pug, breakfast at Haddie and Trilbie’s big sister, Wilhelmina, and lunch at Nana’s, when he needs to impress Mrs C.

There are a number of primary and secondary schools nearby, including grammar and independent options such as Princethorpe College and the Warwick Independent Schools Foundation from 3-18.

When it’s time to embrace the great outdoors, you are spoiled for choice. Jephson Gardens is wonderful and Newbold Comyn and Victoria Park are also great spots for a picnic, the latter being the 2023 venue of Tom Kerridge’s popular Pub in the Park.
