With beautiful views stretching across the park, the outlook is just as special. There’s also a well-manicured mature garden for relaxed al fresco living and excellent schools in catchment.
Park outside with ease on the double driveway, complete with double garage. The dual theme continues, as No.21 is also double fronted with a pleasing symmetry and attractive design. And, inside, the attention to detail is clear to see. Modern, underfloor heated floors are interspersed with sumptuous carpets, whilst internal doors are contemporary and hardware sleek. High performance windows are flush, designer radiators exude modernity and the colour palette is classy.
French doors in the capacious dining kitchen open wide and frame the beautiful garden outside. And it’s here, in front of this tranquil vista, that you’ll want to enjoy everything from a weekend brunch to family suppers. Contemporary, sleek grey cabinetry, granite style worktops and a host of integrated appliances provide clean, uninterrupted lines. And an on-demand hot tap and induction hob are as efficient in energy performance as they are beautiful in design.
Gather round the living flame gas fire in the living room when it’s chilly outside and relax in front of your favourite series. And, on a summer’s day, open up the French doors directly onto the garden beyond and let the breeze gently waft over you.
The study is well equipped with integrated cupboards and is a great workspace, whether work or revision calls. There’s a convenient downstairs WC too.
Upstairs, you’ll find four good-sized bedrooms, with the chicest of décor, perfect for family and guests alike. The principal bedroom has fitted wardrobes and built-in bedside cabinets, along with an en suite shower room, fully tiled and boasting a power shower. There’s a further newly fitted en suite shower room in the second bedroom, which, like the other bedrooms, has a lovely Amtico floor, and looks out onto the rear garden. The third bedroom has been converted to a dressing room, featuring built-in furniture, and the fourth bedroom benefits from a fitted wardrobe, helping to keep everywhere organised and neat as a pin.
In the newly refurbished family bathroom, you’ll find a contemporary suite incorporating a walk-in power shower for the freshest of starts in the morning. It’s tiled top to toe, complete with the luxury of underfloor heating.
Soak up every drop of sunshine in the south-facing garden with far-reaching views extending across the lush green park. Entertain on the patio area, which stretches across the entire width of the home, and relax with your favourite pastime on the lawn, stocked with mature shrubs and ornamental trees.

Sutton Coldfield
Local Life
An outsider maybe forgiven for thinking Sutton Coldfield is part of Birmingham due to its 8 miles proximity to the city. But Suttonians are proud of their Royal Borough status and don’t see themselves as part of Brum at all and rightly so. It’s a town made up of several suburbs all with their own identity, making it truly unique.
Each of these distinct suburbs surrounds the heart of Sutton, its magnificent 2400-acre park, providing a wealth of activity for its neighbours living nearby. Once the old hunting estate of Henry VIII, it’s now home to lakes, a tennis club, restaurants, a boating club, Exmoor ponies and the odd roaming cow or two! It’s special here.
Amongst the woodlands it’s hard to believe you are a few miles from the country’s 2nd city. Being the largest urban park in Europe you can see how it’s a big part of local life. It’s a great place to walk your dog and even when it gets crowded you can quickly bypass the beautiful lakes and find a secluded spot of tranquillity. And the best part is that if you get around your route quickly enough you can grab yourself a flat white at Blackroot Bistro. It’s incredible that all this is just a short stroll from the vibrant town centre full of shops, restaurants and bars.
But this isn’t the only gem on offer in the area. Just a few minutes away from the park gates are the many private roads of the jaw dropping houses that make up the Four Oaks Park Estate. I doubt there’s anywhere else quite like it in the rest of the country.
Sutton Coldfield is an old town which is reflected in the number of traditional period homes it has to offer. It’s an entrepreneurial type of place here, and always has been, with many independent business flourishing over the years. Having a thriving social scene is very much a part of a Suttonians lifestyle – they like to socialise! And with the many bars and restaurants it has to offer it doesn’t disappoint.
It’s clear to see why The Times newspaper in 2015 listed Sutton Coldfield in its top 20 family friendly towns to live in England: 2 grammar schools, 20 minutes to Town by rail (that’s Birmingham for the unenlightened) and within easy reach of the country’s motorway network – what’s not to like!
It’s not a small place Sutton Coldfield, but it really has its own unique identity and a true sense of community, everybody really does know everyone – it’s all that socialising they do!
