Set in stunning gardens, there’s oodles of space – two acres in fact. Get that ride-on mower fired up and ready to go.
Set behind electric gates, Oak Farm House offers all you could wish for in a tranquil hamlet within the picturesque Warwickshire countryside. It comes complete with Oak Farm Stables - providing additional accommodation as well as a large double garage with mezzanine. Parking is plentiful. With its oak frames, attractive brickwork and muted Farrow and Ball-style exterior palette, kerb appeal is strong. Although the driveway is expansive enough to make any kind of kerb quite some distance away.
Inside, you’ll find the space is extensive too. A large, artisan modern kitchen and family room provides the perfect setting for everyday living. Classy grey cabinetry and Quartz worktops, together with a range of top-notch integrated appliances, make cooking a pleasure. There’s even a Quooker hot water tap when only a cup of Earl Grey will do, and a wine cooler to keep the Sauvignon Blanc nicely chilled. You’ll be as cool as a cucumber as well in this lovely air-conditioned space.
Views over the garden through the bespoke, oak framed window are gorgeous. The bi-fold doors allow the space to be completely opened up and the stone flooring flows almost seamlessly into the patio area.
Just off the kitchen you’ll find an inner hallway with doors opening up, once again, into the garden, making it an ideal boot room and the flagstone floor keeps things practical. There’s also an all-important built-in pantry and a laundry room, which has underfloor heating, along with the kitchen and bathrooms. And you’ll find a guest WC, complete with stone basin and plinth, adjacent to the study.
Period charm comes alive in the living room, located in one of the very original parts of the farmhouse. There’s a cosy, intimate feel with beams and a logburning stove for chillier months. A separate dining room, meanwhile, is the place for casual midweek suppers and formal entertaining alike.
Upstairs, the principal bedroom has a romantic Juliet balcony to make the most of the garden views. It’s en suite with underfloor heating, with a tailor-made oak basin, walk-in shower and separate bath. There’s a roomy dressing area too. And, in the warmest of seasons, you’ll remain comfortable thanks to the air conditioning.
There are three further bedrooms, two of which are also en suite, each with high quality fixtures and fittings, underfloor heating, wet room-style showers and bespoke basins. The spaces within Oak Farm House are quirky and irregular, whilst being perfectly charming.
Separate to the farmhouse, the beautifully converted Oak Farm Stables has been finished to the highest of standards. Featuring two bedrooms, and with solid oak flooring throughout, it has a spacious open plan lounge and dining space, bespoke kitchen and a wet room, along with its own courtyard garden.
With a couple of acres of land, including woodland, the only hard choice is deciding how to spend your time. Entertaining? No problem. There’s more than enough space to hold even large family celebrations under a huge tipi. Relaxation? Kick back and relax on your daybed and soak up some vitamin D. The formal garden is south-facing for dawn ‘til dusk fun in the sun. A stroll? Whilst you have the Warwickshire countryside on your doorstep, there’s plenty of room to stretch your legs just at home.
There’s a large patio area for al fresco drinks and a generous summerhouse, where you may just find yourself retreating at any time of the year, favourite novel in hand. A ‘Good Life’ style smallholding could also be on the cards as there’s a separate paddock. It’s a haven for wildlife, including Guinea Fowl.
You’ll also discover a capacious home office out here with solid wood flooring – heated, naturally. But if working out or songwriting is more appealing, it would make a brilliant air-conditioned gym or music room.

Beausale
Peaceful and picture perfect
“We need to be close to town but we want countryside.”
“It must have charm but the interior must be lovely… we don’t want to do any work.”
“I don’t want neighbours, but I want some nice people living close by.”
“The garden needs to be big.”
These are on our current top ten most requested factors from buyers. Luckily Beausale ticks them all. You are super close to lots of towns but you are tucked along a quiet lane. The people are friendly, a flat white isn’t too far away, the countryside is gorgeous and you can get Deliveroo.
Beausale is a tiny little hamlet in the heart of the Warwickshire countryside. You are minutes from Leamington and Warwick in one direction, Solihull and Birmingham in another and Kenilworth in another. There are train stations that can whizz you into London in under 90mins and there is Birmingham International that can fly you across the World within a twenty quid taxi.
Waitrose is the closest supermarket in Kenilworth (although everyone gets deliveries now don’t they?!)
Rural but certainly not isolated
