We aren’t often speechless when we go into a home but our jaws literally hit the parquet floor when we saw what the team of crafts-people had done to every aspect of the space and garden. You can see the home is special as you pull up onto the gravel drive (the kerb has even been dropped to ensure parking is easy). The new porch, the smart grey front door and the double glazing set this house apart from the crowd. It’s inside that things start to get exciting…
The newly built porch has a tiled floor, lots of hanging space for coats and lots of room for wellies, push chairs and the dog. Open the internal door and WOW! The solid oak parquet floored hall way is bright and spacious. There are cleverly installed cupboards in every nook that keep the home clutter free. The walls are painted in Farrow & Ball Wimbourne White and Downpipe and the wallpaper is Cole and Son Cow Parsley. It’s the little things that count.
When you finally get into the kitchen you need a sit down to appreciate the space and the quality of the finish. Mandarin Stone slate floors with underfloor heating to keep the toes warm. The kitchen units have all been handmade and finished with beautifully painted doors. There are cupboards everywhere, a floating island and a large, bright dining area with space for a table to easily seat six people. The glass, French doors and full width windows looking out to the beautifully landscaped garden frame the kitchen and there is that much coveted feeling of bringing the outdoors in.
The garden is south facing and so lovely and warm even in the winter and so, so peaceful. The landscapers have filled the garden with beautiful plants, our favourites are the erysimum, which flower 10 months of the year, Annabelle hydrangeas, which are beautiful pendulous cream blooms. Lots of lavender and salvia for beautiful smells and all plants have been selected to encourage wildlife into the garden. It was all selected around a colour scheme so everything flowering is either purple, lime green, yellow or white.
The garden is split into several areas; “Living Room” with pergola, decking and space for outdoor sofas. “Dining Room” with stone patio and space for an alfresco dining table. “Lawn” with path to the shed of all sheds. The shed is better than a shed, it has a concrete and brick base, wood clad and insulated walls and a tiled roofed room. It could be office, playroom, gym or a store or workshop.

The living room has the must have accessory; a log burner. This particular log burner is a top of the range English Manufactured Firebelly with the biggest clean burn viewing window so it feels like an open fire with all the benefits of the log burner. The slate hearth in Cornish slate was made to order and looks stunning. The floor Atkinson & Kirby Oak engineered floor boards. The walls are painted Slipper Satin and Off Black. There are big trifold doors leading to the garden and wide windows at the front, which flood the room with light.
The clever theme continues through a small door off the living room, where you find a study, a utility area and a downstairs WC and more storage. While the Kitchen and living room steal the show, these three spaces allow for modern living and have so much storage that the rest of the house can be tidy. Every space has been brilliantly utilised and the interior styling and decor are straight out of Living Etc. magazine.

Up the newly installed staircase and you come to a spacious landing. The first bedroom is currently a nursery and is as immaculate as the rest of the home. The wood cladding on the back wall is a great design feature. The whole house has been re-plastered, all skirting and architraving replaced, loft and wall cavity insertion installed and all new radiators plumbed. Everything has been done to the highest standards. Even the boiler has had a maginacleanse fitted to help its performance.
The Master Bedroom is large and has lots of fitted storage. You can see the church from the window, and on a Tuesday evening they ring the bells and there must be nothing better than to sit with a cup of tea and the window open listening to to the weekly chimes.
The second bedroom is a big double and decorated in F&B Cornforth White and Strong White, with Laura Ashley Special Edition Dandelion Wallpaper.
The stylish and clever theme continue into the bathroom. There is an exposed brick wall and white suite, with a solid oak habitat Palena bathroom furniture. It's recently renovated and in immaculate condition.
The loft is boarded and a ladder takes you up so you can store more stuff up there. However with the amount of clever storage everywhere else you may not need it.
11 Belfield is a brilliantly designed, beautifully decorated and well thought out home. It will fit the modern family and still have room to grow and welcome guests.

Unspoilt Village Life
Fancy living in a picturesque and friendly village where neighbours stop to chat, children play and there is always something happening on your doorstep? We all dream of being able to go to the local pub and being greeted by the friendly landlady who pours your drink before you say "make mine a...". Church bells, birds tweeting, village fetes and Christmas carols around the village tree. This may sound like the how the Americans see English life, but it exists.

I couldn't resist popping into The Bell and asking one of the lovely villagers what life was like here, "It is so, so friendly a completely unspoilt village, the only one in Warwickshire not on an A road so I’m told. The school is amazing (Ofsted outstanding). The church is really pretty and a lovely place for quiet reflection. It is so very quiet and tranquil you can sit and hear nothing but the birds singing in the pub garden, pure bliss. In the summer we often have street parties to celebrate significant events and in the winter there are carols on the green with hot soup, perfect to get you in the Christmas spirit." All sounds wonderful apart from I prefer a slug of mulled wine when belting out a carol.
