Kara thinks:
This characterful 200 year old canal cottage with its spacious modern extension is pretty spectacular.

Behind this characterful Victorian exterior, you’ll discover a stunning family home overlooking the beautiful Hatton locks, designed with modern living in mind.

Kara loves:
The location! I can picture Sunday morning strolls down the canal before heading home to enjoy breakfast in the garden.

Tastefully redesigned throughout, this gorgeous home has been thoughtfully extended to offer oodles of living space that is perfect for busy family life. Flooded with natural light and set in approximately three quarters of an acre, this charming abode offers three bedrooms, three reception rooms including a playroom, a generous utility space and sits just a stone’s throw from the pretty canal side towpaths at Hatton locks.

Step into the pretty porch and drop of coats and bags before entering the cosy family living room, complete with a feature brick fireplace and Multi fuel burner. We can imagine cosy evenings here in the cooler months and drinks in front of the fire after the kids have gone to bed. Heading through the home, you'll find a spacious playroom that could be used as a stylish home office with its very own built in desk, as well as a boutique downstairs W.C. to the other side.

To the rear of the home is the real showstopper; the expansive open-plan kitchen/dining/living space. With a stunning island at its heart and beautiful oak bi-fold doors into the sunny garden, this is the real heart of the home, with space for family and friends to gather together. Head into the garden and pick apples from the mature fruit trees before cooking them up into a delicious crumble with the kids on a lazy Sunday afternoon. Just off the kitchen is also a spacious utility room with built in storage and separate access to outside, ideal for washing muddy boots and pooches!

Upstairs, you’ll find three good-sized bedrooms, that are filled with natural light, a stylish family bathroom and loft space with storage. The main bedroom features French doors opening onto the corner balcony with uninterrupted views across the pretty garden and views of the canal, the perfect spot for a coffee and the papers. The en-suite bathroom benefits from a recently refitted shower, making this space feel like its very own hotel suite. Towards the front of the home are two further bedrooms, one a good-sized double with plenty of storage, and the other a generous single. Sitting just off the landing is the family bathroom with a bathtub, shower and sleek white fitted suite.

Outside, the impressive south facing garden sits in approximately three quarters of an acre, and offers a large lawn where kids and dogs can run free, as well as an abundance of mature trees that offer privacy. The walkway down to the garage is covered with a pretty pergola where fresh roses grow and the new patio area creates a wonderful space to dine al-fresco with friends. To the side of the property is the detached double garage that could be converted into a separate annexe if desired.

The sweeping driveway wraps around the front and side of the house and offers plenty of parking for visiting guests, with enough room for 6-8 cars. There is a further parking area through the double gates, which also provide access into the garden. This stunning Victorian period cottage, in its picturesque setting, would make a truly wonderful place to call home.

  • Three words :  Character. And. Space.

The boutiques and great pubs prove Warwick is more than historic.

Historic Warwick is not just about the Castle and olde world charm. Warwick has a buzzing town centre, great cafes, pubs, restaurants and shops. There is countryside on your doorstep as well as Leamington down the road and amazing transport links.

When you snap up your new home your first port of call should be the utterly fabulous Hatton & Harding where the even more utterly fabulous team will style and kit out your pad. This beautiful homewares shop is so luxurious that you just want to lay on the floor and soak up every last drop of the style that is dripping from each shelf. On the way home, loaded with scented candles, rugs and pretty little things you will be in need of a drink and a bite to eat. Dough & Brew is where we would stop. This trendy pizza place was conceived from the street food scene and now has a space without wheels in the heart of the town. We love the stripped back interior, cool staff and friendly vibe. Mr C is partial to a pint of local Church Farm IPA and the pizza with Mac n Cheese on! You heard right – Mac n Cheese pizza. mmmm.

There are so many other little stylish treats around town that you will enjoy discovering. Mrs Clarke loves the guys at Nash & White hairdressers, she can often be found drinking prosecco at The Rose & Crown, meeting the girls for coffee at Thirteen Bakers or practicing her yoga Bikram Warwickshire.

So Warwick has history, boutique shops, trendy restaurants and a posh hairdresser but what about the nitty gritty? Schools, transport and work? “Boring!” I hear you cry, but we must provide some serious stuff on these pages.

Schools – blinkin’ brilliant. Warwick Prep is the friendliest school we have ever been too. The Headmistress is an old school, no nonsense lady with a charm that kids and parents can’t get enough of. It also churns out cracking students with a mind full of knowledge and a thirst for life. Kings High, Warwick, Myton and lots of great primary schools.

You are probably better connected than anywhere in the UK. Birmingham International Airport is 30 mins away, Warwick station can whizz you into London or Birmingham and the M40 is close by.

Employment is buzzing with JLR, Warwick University, the games industry in Leamington and lots of start-ups and big corporations.

"Shopping, cafes, bars, restaurants and a lovely vibe. Oh, and a very big castle."
