Nestled along a quiet lane in the heart of the pretty village of Stoneleigh, Orchard Cottage is a charming four bedroom cottage looking for a new family to make it their own. Originally made up of two cottages, this postcard-pretty Grade II listed cottage, has been been lovingly maintained and improved over the years whilst keeping original features such as the exposed beams. The rural Warwickshire setting is lush and you will be pleasantly surprised about what’s inside.
What we love about this home is the atmosphere created by the original features. You’ll be surprised to find out that there’s a modern remote controlled electric heating system and tastefully installed double glazing throughout. Entering through the arched double doors at the front, you can head one of two ways. Left takes you into the warm, front-facing dining room, with a log burner and stairs leading up to two of the bedrooms. From here you head into the rear facing kitchen; the hub of every discerning home. It’s positioned ideally for keeping an eye on the kids playing in the garden. You have a handy separate utility room here too. Next door, the main bathroom for the home is wonderful for busy mid-week mornings, relaxing bathing or baby bath time.
The master-bedroom has a gorgeous outlook, lots of period features and a tranquil atmosphere. The second bedroom is a good double or it could easily house bunk beds for the kids or grandchildren.
Venturing right from the front door leads you into the spacious lounge with another log burner, great for keeping you toasty whilst watching your favourite Netflix series. Climb the staircase to discover the surprising space upstairs. Here you’ll find another two bedrooms and the Jack and Jill WC, which links the two cottages back together.

Orchard Cottage is dripping with history; the garage used to be a forward observation post for the Army during the Second World War, which means it’s built to bomb shelter grade with reinforced concrete walls and ceilings with power-points too! If you fancy relaxing on a sunny day here, then you can. The garage has a clay tiled roof with attic room which is fully decorated with shelves and carpet (and mains points) and offers views down the length of the garden.
The rear garden is mainly laid to lawn with mature apple trees, summerhouse, log store and timber shed. There is parking and a large front lawn. What more could you possibly want?

LOCAL LIFE IN STONELEIGH
Just don't laugh at people on bikes.
With the redbrick timber framed cottages, thatched roofs and sandstone almshouses, Stoneleigh village feels like you are stepping back in time.
The nearby Stoneleigh Abbey founded in the 12th Century has impacted greatly on the village over the years, especially when the Leigh family took up residence there. The Leigh family provided work , accommodation and education for local people and still to this day the Leigh Educational Foundation helps mould the villages younger generation. Their influence was not always appreciated though when drunks outside one of the village pubs laughed and hurled abuse at Lord Leighs daughter, subsequently he closed all three pubs in the village. He then gave permission for a village club, which still stands to this day and plays a big part in village life, serving the locally crafted cider.
More recently one of the meadows adjacent to Stoneleigh bridge was transformed into a community apple orchard, which provides the apples for the craft cider. Along with the Village club, the village offers its residents many other clubs and organisations including the Stoneleigh Tennis Club, The Church Bellringers, Pilates Classes and the Deer Park Golf Club. For those who enjoy a country walk with the family dog, there is plenty of green open space set amongst mature trees, making it a dog walking wonderland all year round.
The nearby Stoneleigh Park is also one of the UK’s leading event venues and plays host to a wide variety of conferences, businesses, exhibitions and events for the family to enjoy, along with a farm shop and cafe.
Situated just off the A46, Stoneleigh feels like it is only a short drive from everywhere! In particular its five minutes from Kenilworth and the local Waitrose; five minutes to Coventry and the nearest Ikea, cinema and ice rink; ten minutes from the regal town of Royal Leamington Spa and its superb boutique shopping; ten minutes from historic Warwick and its stunning castle; and, only twenty minutes from Stratford Upon Avon and the Royal Shakespeare Theatre.
