Chestnut House and the separate Coach House is a beautiful blend of traditional and modern. The five bedroom detached home was built in 2000 and has been designed for busy family life. Set in the quiet village of Birdingbury, the current owners commissioned the house to be built in a private and spacious position whilst allowing for functional family living. Walking in through the exposed timber frame porch, you will notice the stained glass rose set in to its impressive oak door. Off to the left, you will find the recently fitted kitchen - a welcoming room with plenty of light and a sociable space for entertaining. Following on from the kitchen, you have a separate utility with further storage space and downstairs WC, conveniently located next to the back door (ideal for muddy children when they need it).
If a separate dining room is preferred, there is an ideal reception room located off the entrance hall with double French doors, currently being utilised as an office.The generous living room takes centre stage with its beautiful inglenook fireplace and large multi fuel burner, perfect for a cold wintery night. This room has been well thought out; light pours in from multiple angles, particularly through the expansive conservatory which extends the living room into the private countryside garden which lies behind.
As you walk up the timber framed staircase to the landing, you notice the light flooding down from the skylights high above. Off to the left you have one of the five bedrooms this home has to offer. At the top of the stairs to the right you have the master suite, with its picturesque views over the open countryside. It also has separate his and hers wardrobes and an ensuite with a skylight overhead. Perfect for relaxing in the tub under the stars. Three further double bedrooms and a family bathroom make up the rest of the upstairs space. The South facing garden marries this home perfectly with the surrounding countryside; as the lush green lawn ends, the rolling countryside begins.
With its secluded seating areas, this well stocked mature garden is great for entertaining and playing long into the evening. The decked patio area also hides the hot tub, great for watching the sun-set with a glass of bubbly in hand.
Now for The Coach House...As soon as you enter, you’re welcomed with the open plan lounge with the fully functioning kitchen. We can imagine creating a lobby down here for when clients want to come over, or it can even be turned into an art studio space.
Head upstairs to find a large double bedroom. If you wish to have your home studio up here then that would make sense too! The shower room is located on the first floor too.
Fast broadband is available throughout, which would make this space the perfect home cinema. Just pop a projector up and grab the popcorn. Or if you’re not a massive film fan then why not Air BNB or rent this space out. The possibilities are endless (even Granny or your teenager would love to live here).
Having it’s own parking space, as well as separate address makes it easier to organise council tax, post, bin collection and all the other logistical things. Back outside there’s a store cupboard housing boiler, washing machine and tumble dryer. These are just a couple of reasons as to why this is a great ‘extra income’ opportunity.

The quiet life...well, if you want it that way
Located roughly halfway between Leamington and Rugby, Birdingbury is right in the middle of the undulating Warwickshire countryside. If peace and quiet are what you desire, you’re in luck, because both are available in abundance. Despite the secluded location, this small village has a bustling social community, and offers plenty of gatherings throughout the year.
The hub of this entertainment lies with Birdingbury’s Village Club, a members club serving up beverages to all who pass by. The club also plays host to street food vans on a regular basis, offering a wide variety of culinary delights from ‘Bob’s Fish & Chips’ to the ‘Spice Truck’ and its superb curries. Regular sporting events are also shown on the television in order for locals to gather and support their favourite teams.
Some of the other events which take place include The Flipping Fantastic Pancake Race, Strictly Birdingbury (dance night), Birdingbury Bake-Off, regular quiz nights among many others. Plenty of subsidiary clubs give Birdingbury residents the opportunity keep themselves busy, such as the allotment association, angling club, Birdingbury history group and Birdingbury Wheelers (Birdingbury’s own summer cycling club to name a few.)
Only a couple of miles down the road you will find Birdingbury’s only pub, ‘The Boat Inn’ winner of ‘Best Pubs’ Best Roast Dinner award 2017. Located within a 10 mile radius of Leamington Spa, Rugby and Coventry the culinary opportunities are vast.
The school bus whisks the children away to some exceptional educational establishments nearby, the infant school in Leamington Hastings (only 2 miles away), the junior school in Dunchurch or Warwickshire College in Leamington Spa. Only a short drive away you also have the great private school of Rugby, where (according to local legend) the game of Rugby was invented or Princethorpe College is also only a short drive away.
For those with children, (or thinking about the future) there’s a great choice of private, state primary and secondary schools available nearby. The WMG academy (14 - 19 year olds) and Finham Park 2 (11 - 19 year olds) are only a short walk away for keeping young minds engaged outside of school time. The health-conscious will be pleased to know that there is a David Lloyd gym close-by, as well as plenty of golf courses to choose from (Coventry, Hearsall, Kenilworth, Leamington Spa and Stoneleigh clubs.)
