Thoughtful and stylish living

Edd Holt

Tucked away in the corner of a quiet cul-de-sac, hidden from the hustle and bustle of modern life, Coleby Close is a stylish family home providing the discerning house hunter with five double bedrooms, two of which are ensuite, three spacious reception rooms, a light and airy kitchen diner, and a stunning garden.

Situated only eight minutes walk from the local train station - providing a regular service to London Euston - you could find yourself in Central London in around seventy five minutes. In the opposite direction, you could be enjoying a concert or dining in a Michelin restaurant in Birmingham in less than forty minutes.

The house itself is in immaculate condition giving its new owners the chance to move in, unpack and unwind with minimal stress. Whether it’s relaxing in front of the log burner in the spacious yet cozy living room, or gathering in the sociable kitchen diner – this home is a functional space for the whole family.

The well-designed modern fitted kitchen has ceramic hobs located within a central island unit complete with breakfast bar and plenty of storage. This then opens into the dining area with skylights allowing natural light to flood this functional space, and French doors opening into the beautiful garden.

Everyone needs a bit of peace and quiet at times, and the family snug room at the front of the house provides just this - an intimate quiet room, great for reading or maybe a space for the kids. From the hallway you lead into the formal dining room looking out over the garden. Double doors open into the considerable living room, which is welcoming and light, with the modern log burner providing a great focal point and the ability to keep the family toasty whilst watching their favourite Netflix series together.

On the first floor the Master bedroom is a show-stopper spanning the full length of the double garage below; with his and hers built in wardrobes and an en-suite shower room, it is a great space to relax and reflect. There are four other bedrooms all of a decent size (one with ensuite, one with fitted wardrobes) and a large family bathroom with bath and separate shower.

To the front of the house there is a driveway with a mature hedge running along one side and direct access to the double garage on the other. Occupying an irregular shaped plot it is a pleasant surprise to unearth such a spacious landscaped west facing garden, with a large patio area for relaxing, a further seating area for outdoor dining, well-manicured lawn, and mature borders providing a natural screen for privacy.

Location

Wonderful Westwood Heath

A fabulous mix of everything

Bordering rural Warwickshire to the South, Westwood Heath has plenty to offer its residents. The countryside walks are a must, whether you join one of the weekly arts trails or you just need to take the dog out; there’s a route for everyone!

With its close proximity to the Warwick University campus, there are great transport links and amazing sports facilities available for hire. These range from the infamous climbing wall, to tennis courts and dance studios. The campus is also home to the wonderful Warwick Arts Centre, with a programme featuring critically acclaimed theatre and dance, classical and contemporary music, world-class comedians and fantastic family events, there’s something for everyone to enjoy.

One of our favourite places to dine locally is the renowned “Hickory’s Smokehouse” in Burton Green, a fabulous eatery serving authentic barbecue style food. Be sure to book in advance if you want a table, unless you are happy with snacks and cocktails in the bar area.

If this is not to your fancy then you can be in the historic town of Kenilworth in no time at all, sipping cocktails at “The Kenilworth” or dining in one of the many restaurants this small town has to offer. Café Tamarind of Balsall Common serves up a great curry and The Bear at Berkswell is a must for a cosy pub environment with its beautiful beer garden.

Beautiful hub for surrounding cities

The great thing about Westwood Heath is that it seems to be near to everything! You are able to jump on the train and reach London in 75 minutes, Birmingham in less than 40 minutes and Coventry within 10 minutes (the city which this attractive location is a Suburb within.) If caffeine is your fix, then look no further than Leamington Spa, only a short drive away! This town has become well known for its café culture, great high street shopping, and boutique food & wine stores. We highly recommend Coffee Architects, Aubrey Allen (multiple “Butchers of the Year” Awards) and Slurp Leamington for all your wine needs.

For those with children, (or thinking about the future) there’s a great choice of private, state primary and secondary schools available nearby. The WMG academy (14 - 19 year olds) and Finham Park 2 (11 - 19 year olds) are only a short walk away for keeping young minds engaged outside of school time. The health-conscious will be pleased to know that there is a David Lloyd gym close-by, as well as plenty of golf courses to choose from (Coventry, Hearsall, Kenilworth, Leamington Spa and Stoneleigh clubs.)

  • Closest village/town: Coventry & Leamington Spa are a short journey away
  • Post Office: 1
  • Stores: There's everything you'll need on your door step
  • Supermarket: A Tesco superstore with everything you need
  • Pubs: Hickory’s Smokehouse is a favourite - be sure to book as it's popular!
