Edd thinks:
This is one of the finest homes I have ever seen. I have driven past here for years on the way home from The Warwickshire and I now want to call it mine.

Tucked away down a pretty country lane, this elegant Georgian Farmhouse redefines luxury. With uninterrupted views from every window, set within a 0.3 of an acre of gorgeous gardens and an interior worth of Elle Decoration.

Edd loves:
Pour me a G&T. Take me to the garden and let me drink in the view (and the gin).

From the moment you drive up to the farmhouse you have this warm feeling that we can only compare to love at first sight. The surrounding countryside is beautiful and the symmetry of the architecture is pleasing on the eye. Once inside, the love affair continues. There is a spacious kitchen dining area with exposed beams, hardwood units and quartz worktops and lots of storage. This is a modern home cooks farm house kitchen. The French doors open straight out onto a large, secure garden where the children and dogs can run free.
There is a delightful front garden, where you can sit and watch the horse riders go by. When we visited, one very nice lady stopped on her pony and told us how wonderful our house was. We can only dream that it is our house!

There are five double bedrooms, three bathrooms, two reception rooms all within 2,600 sq ft of accommodation. A charming element of this period property is the original coal cellar that has been transformed into a wonderful second living area.

The first-floor master bedroom screams opulence and luxury. There is a walk-in wardrobe to fit even the largest of shoe collections. The en-suite provides the added luxury of a walk-in shower and a gorgeous egg bath. The addition of under floor heating will keep your toes warm on those frosty mornings.

There are two further double bedrooms on the first floor which share a jack-and-jill bathroom, ideal for the children! The second floor comprises of two large bedrooms with a separate shower room - ideal for your invited guests providing them with space and privacy.
This property really does offer a family the best of both worlds; gorgeous views over the rolling countryside (it was once part of the old Royal Deer Park and hunting ground), but you can also be in Kenilworth in 5 minutes, Leamington in 10 minutes and Solihull in 20 minutes. This property is the definition of contemporary country living offering the epitome of luxury.
The Farmhouse also benefits from formerly approved, detailed drawings for a large modern extension to provide extra living space off the kitchen and a double garage in the driveway.

Our favourite part
The views from the bedroom... utter loveliness

Peaceful and picture perfect

“We need to be close to town but we want countryside.”

“It must have charm but the interior must be lovely… we don’t want to do any work.”

“I don’t want neighbours, but I want some nice people living close by.”

“The garden needs to be big.”

These are on our current top ten most requested factors from buyers. Luckily Beausale ticks them all. You are super close to lots of towns but you are tucked along a quiet lane. The people are friendly, a flat white isn’t too far away, the countryside is gorgeous and you can get Deliveroo.

Beausale is a tiny little hamlet in the heart of the Warwickshire countryside. You are minutes from Leamington and Warwick in one direction, Solihull and Birmingham in another and Kenilworth in another. There are train stations that can whizz you into London in under 90mins and there is Birmingham International that can fly you across the World within a twenty quid taxi.

Waitrose is the closest supermarket in Kenilworth (although everyone gets deliveries now don’t they?!)

Rural but certainly not isolated

  • Closest village/town: Mousley End, Claverdon, Hatton
  • Supermarket: Waitrose in Kenilworth
  • Pubs: The Case is Altered for a pint, The Orange Tree for Prosecco
  • Walks: Endless countryside walks with the dog from your doorstep
