The Garden & Kitchen Are Stunning

Borja De Maqua - Local Property Consultant

Sitting in the heart of a pretty village, within walking distance of a great pub and on the edge of the canal this delightful property has an idyllic setting to make a home.

Open the front door and head through into the sitting room where you can imagine yourself lighting the log burner and curling up with a glass of something nice and Netflix. Head through the door at the back of the sitting room and the house opens up into a spectacular open plan kitchen/dining room with tri-fold doors that frame the beautiful garden and countryside beyond. This room is the centre of the home and it is worthy of an interior design magazine. In the summer you can fully open the doors and use the patio as the dining room. Children and dogs can run in and out to the long garden and you can watch them enjoy them from close by.

There is a useful utility room and cloak room downstairs as well as side access for recycling and muddy wellies.

  • Mr Clarke thinks : Four bedrooms, big garden and I can walk to the pub. Ideal
  • 2Living Spaces
  • 4Bedrooms
  • 1Bathrooms
  • Mrs Clarke Likes : The kitchen is amazing

On the first floor you find three bedrooms and the family bathroom. Two of the bedrooms are large enough for double beds and have lots of space for storage, a desk and dressing areas. The third bedroom is a great sized single room and is perfect as a nursery, study, child's bedroom or a dressing room. The bathroom has a bath, shower, sink and WC and is in immaculate condition.

The Master Bedroom is on the top floor. The room is flooded with natural light from new Velux windows and a large window overlooking the garden and countryside. It is a peaceful sanctuary away from the hustle and bustle of daily life.

Outside there is a front drive large enough for two cars. The back a garden is wonderful - split over three levels there is a patio area, lawn area and a second lawn. There is space for a green house, shed, garden office or even a mini football pitch. The borders are beautifully stocked and the rose arch is in full bloom in June.

Summary

  • Style : Modern Country
  • Lifestyle : Friendly village life
  • Three words : Location. Spacious. Style.
  • Our favourite part The kitchen is beautiful.

Location

Rowington

A proper village. Two Pubs & Beautiful Countryside

Rowington is a great village tucked away in the beautifulWarwickshire countryside. But it’s certainly not remote. In fact we think it is better connected than most places in England. You could be jetting off to warmer climes from Birmingham airport, which is only 20 minutes away, zipping along to London from Lapworth Station or zooming down the M40 quicker than Mrs Clarke can say supper’s ready.

If it is Birmingham you are wanting to get to, then Lapworth station runs regular services to all Birmingham stations. The local school and nursery are crackers. There is a lovely village hall, tennis courts and miles and miles of lovely walks.

Pull on your wellies and enjoy the countryside.

That’s the boring stuff done! Did I mention the pub? The Tom O The Wood is a Mr Clarke favourite. Charlie, the landlady is charming and Chris, the chef is a genius - his steak and kidney pudding is a thing of beauty. Boris the pub dog will meet you at the door and show you to your table for Pie Night on a Thursday and Fish & Chip Friday.

Everyone is friendly around here. "It is a proper village" said one particularly well dressed local gent at the pub. How very country!

  • Closest village/town: Lapworth, Shrewley & Lowsonford
  • Post Office: 1
  • Stores: DJ at Lapworth store is a top chap
  • Supermarket: Waitrose in Kenilworth or Sainsburys, Warwick
  • Pubs: Tom O' The Wood (Great ale and Pie Night is a must)
  • Walks: Miles and miles of canals and footpaths.
