Bags of potential to turn into a beautiful home.

Mr Clarke

Brandon is a detached house with the potential to develop into a large, modern home.

The 1930s property and large garden has been enjoyed by three generations of the same family and now it is time for the next chapter. Surrounded by wood and farmland the setting is peaceful yet within easy reach of Solihull, Birmingham and Stratford-upon-Avon.

The detached house offers scope to add space to the back and side as well as alter the layout to create a spacious, modern home. The house is set back from the road and there is a big driveway and front garden. There are neighbours to one side only. The 30ft rear garden is packed with mature trees and laid to lawn.

Downstairs there is an entrance hall, storage, living room, kitchen, downstairs WC and utility room with access to garaging.

Upstairs has three bedrooms and a bathroom.

Having discussed the property with architects and considering how neighbouring properties have been renovated, Brandon has the potential to be developed into a wonderful family home to live in or for a property developer to sell on for a good return.

We understand that Permitted Development Rights are intact, the property is not in a Conservation Area and it is not in an Area of Special Interest.

Forshaw Heath Road is a quiet spot in Earlswood, surrounded by farm and woodland. There is a friendly and thriving community locally yet Brandon provides a private home for a peaceful living. The local schools are highly regarded and you are near urban hubs for the daily requirements. We think Brandon offers that “semi-rural” feel that many people crave. This, coupled with the huge potential of the property, makes it a very attractive proposition.

The property is connected to mains water, electricity and sewerage. The home is heated by oil. The local authority is Stratford-upon-Avon and the property is Freehold.

We would be delighted to discuss the property with you and accompany you to have a look around.

      Local Life Around Earlswood

      The Semi Rural Dream

We are looking for a family home in a semi-rural location. If we had a pound for every time someone called us and said this, Mrs Clarke would be sitting on a deckchair with her Jimmy Choos up. We understand this aspiration, the ideal of a large house, on a quiet lane, surrounded by the beautiful British countryside but close enough to a Costa Coffee and a motorway is the modern families idea of perfection. Well, Earlswood could be the holy, semi-rural, grail. You are tucked away in a pretty part of Warwickshire, where the only traffic is caused by tractors, there is a church, a pub and a farm shop. People stop to say "hi on the morning dog walk and you can be in Solihull in ten minutes.

Let’s get down to some details. Schools? You have St Patrick’s which is rated as Outstanding. Then there are Grammar options in Stratford and some top private schools in Solihull. Mums and dads are spoilt for choice.

The only traffic is caused by tractors

So it is pretty, the schools are good but what about the 3 Ps? (Pubs, People and Pastimes). A tick for each. There are five pubs close enough to walk to. There is a busy local community with a golf club, football and cricket club, sailing and water sports at Earlswood lakes and a friendly Parish Church. Our favourite place though has to be Earlswood Garden Centre. This is no ordinary garden centre. Firstly you have a cafe run by the fabulous Wedges, where you will be served the finest breakfast on the planet. The dog can get a groom, there is a great selection of shops in the centre and even a barbers.

When it comes to accessing towns and urban hubs, you are just a hop across a field or two. Here are the stats… A short drive to The Lakes train station with trains every 20 minutes into Birmingham. M40 (J3A) 2 miles away and (J16) 5 miles, Hockley Heath 4.5 miles, Henley in Arden 6 miles, Solihull 7.5 miles, Birmingham City centre 12.5 miles & Stratford upon Avon 19 miles. Birmingham International Airport twenty minutes away.

      Welcome to semi-rural wonderland.

      • Closest village/town: Hockley Heath, Tanworth in Arden & Wythall
      • Post Office: 1
      • Stores: The Co-Op is great for the newspaper and a pint of milk
      • Supermarket: Waitrose in Solihull darling.
      • Pubs: The Bulls Head is a great local boozer
      • Walks: Endless dog walking in the countryside or around The Lakes
