You would want to be close to a friendly village pub where the landlady knows you by name and your usual. Well, we think we have just the property Rectory Barn in Broadwell. This charming four bedroom barn dates back to the 18th century and was converted twenty or so years ago. You fall in love as soon as you pull up. The Cotswolds stone and quiet setting make it a great spot for a family, a couple, or as an idyllic weekend retreat.

You are nestled in a quiet village with all the trimmings of Cotswolds life on your doorstep, but you are also well linked to larger hubs - Moreton-in-Marsh, Stow-on-the-Wold, Kingham Station to whizz you into London, and access to the road network. The property is in fine fettle, it just needs a splash of Farrow & Ball and a bit of inspiration from nearby Daylesford or Soho Farmhouse. The kitchen is dated and the carpets need throwing out but within a short space of time this could be a home worthy of an interior design magazine. You could get even more adventurous and having a coffee with an architect that could lead to a plan for the future. What you have is a pretty house with space and lots of charm.

Downstairs there is a large sitting room with the obligatory wood burner. The French doors look out to the loveliest of cottage style gardens. There is a room at the front of the house that we think would make a wonderful library and study. The large kitchen has a door looking out to the courtyard and walled garden beyond. There is a great utility space and separate shower room ideal for washing the pampered pooch after a long walk. Upstairs you find four bedrooms and a family bathroom. The master bedroom is flooded with light and oozes charm with exposed beams and original barn doors. There is an en-suite bathroom. The room could be transformed into a beautiful bedroom by replacing the fitted wardrobes, updating the bathroom, and revamping the decor. It wouldn't take much work or investment to create a boutique hotel style suite.

The other three bedrooms all have room for double beds and could be used for visiting grandchildren, friends, or a lovely nursery. The second bedroom has a glazed door leading to the original Cotswold stone steps down to the courtyard and garden (perfect for a nanny or a teenager wanting to creep in quietly after a night at the pub).

Rectory Barn is one of three courtyard properties, once all part of Rectory Farm. You can drive to the back of the Barn, park on the driveway in front of the garage, and then unload the kids and shopping straight into the kitchen - no one uses the front door in the country! There is a pretty cottage style garden and patio area bordered by a low Cotswold stone wall. Across the drive and past the garage is a lovely walled garden packed with roses and a summer house. Monty Don would be in horticultural heaven to tidy this space up and make it into a Chelsea show garden. We would probably replicate the pizza oven at Daylesford Farm shop and turn this space into an alfresco dining area. Like the inside of the Barn, the gardens are just nice as they are but with a bit of creativity they could become something spectacular.
