Picture-perfect in every way, from the wisteria archway to the beautiful, exposed oak beams, this gorgeous barn conversion is tucked away on a leafy lane in the hamlet of Haseley Knob.
Just off the leafy lane, and through the gated entrance, you’ll find a pretty walled front garden and ample parking for at least four cars on the driveway. We love the characterful feel of the traditional Warwickshire brick façade, juxtaposed with the contemporary interior within.
Clattylands Barn is big on style. Renovated with love, it’s open and spacious whilst still retaining an inherent cosiness. Muddy wellies and paws are welcomed in through the boot room, where there’s storage aplenty, and leads into the hallway. There’s a downstairs cloakroom just off here, which features an oak-framed basin, and is finished to exacting standards. The colour palette is set by Farrow & Ball and there’s a mixture of engineered oak and stone flooring throughout the home.
With a choice of two reception rooms, there’s huge flexibility to suit your lifestyle. Both rooms boast stunning vaulted ceilings and exposed oak roof beams. The living room is brimming with light, thanks to generous windows providing views onto the courtyard, with Velux roof windows overhead. The uber-cool Jøtul woodburning stove keeps this space toasty on even the chilliest of days and is flanked by smart built-in storage.
Perfect for film buffs, the second sitting room invites you to curl up in front of your favourite movie, popcorn in hand. And, in summer months, open the patio doors out onto the courtyard and let the gentle breeze in. This space is also perfect to double up as guest bedroom or gorgeous home office.
Made in Suffolk, the traditionally crafted, premium British Standard by Plain English kitchen oozes quality. The artisanal cabinetry is painted in Farrow & Ball and contrasts against the metro tiles and quartz worktops. Appliances are top-notch and include an Aga (sophistically fitted with the Intelligent Management System) for the heartiest of brunches and greatest efficiency. There’s also a NEFF hob for a quick midweek supper.
Catch up with friends in this open plan, contemporary space over a glass or two of something chilled. A double set of patio doors opens onto the courtyard beyond, so it’s easy to take the fun al fresco. And, just off the kitchen, the modern glass sunroom features sliding glass doors which blur the lines between the outside and the in.
There’s a large double bedroom with modern en suite bathroom featuring a walk-in shower on the ground floor. There’s a further capacious en suite bedroom on the first floor, with vaulted ceiling and a mezzanine level, ideal for children’s sleepovers or a quiet reading corner.
Switch your phone to silent before stealing yourself away to the sanctuary of the principal bedroom, where the freestanding bath takes pride of place. Light some candles and wallow in bubbles whilst watching a classic Box Set, or listening to music and soothe the day away.
This stunning, airy room emits luxury hotel suite vibes with its exposed original larch beams, wall panelling and walk-in rain shower wet room with a Lusso floating stone double basin. You'll also find solid oak flooring underfoot, effortlessly combining practicality with style.
Set in a quarter of an acre, it’s a rural and peaceful setting. Watch the sunrise with an early cup of coffee on the glass veranda in the walled courtyard. It’s south facing to soak up every drop of Vitamin D. Channel your inner zen by the millstone water feature and just kick back and relax. You’ll find the decked seating area is a great place to enjoy the garden birds and flowers in bloom. The wisteria cascades around the archway in all its violet splendour and leads through to the mature garden, perfect for garden games on the lawn.

Haseley Knob
Local Life
With its semi-rural location and an abundance of beautiful country walks, bridleways and cycle tracks, the hamlet of Haseley Knob is understandably popular with those looking for a home in South Warwickshire away from any hustle and bustle.
Yet the neighbouring village of Knowle is less than 15 minutes by car, offering village charm with a modern twist, with its array of independent shops and eateries. Historic Warwick and Kenilworth are both just 5 miles away, serving up culture, boutiques and fantastic restaurants – from Michelin-starred to gastropubs – with a cosmopolitan vibe. Whilst Solihull and Royal Leamington Spa offer shopping on a larger scale.
Try Wren Hall for social activities and The Falcon, the Case is Altered and the Hatton Arms for great food right on your doorstep. And work off Sunday lunch with an amble down the country lanes, where the clip-clopping of the occasional horse is about as busy as it gets.
You’ll find a Waitrose in Kenilworth, and there are plenty of superstores in the vicinity. Or simply order Ocado for M&S produce straight to your door.
The M40 is 5 miles away, providing fast road links to London, Birmingham International Airport and Rail Station. Or be whisked into Birmingham in around 30 minutes or London in 90 minutes by the nearby Warwick Parkway Station.
Families are well catered for with some great primary and secondary schools in the local area, together with a range of superb independent schools. And there’s a warm and welcoming community feel throughout the hamlet.
