Beth thinks:
Your own slice of The Good Life! There’s plenty of space to follow your dreams.

Channelling ‘The Good Life’ vibes, this generously proportioned, modern family home with five bedrooms and four bathrooms is set in one and a half acres of land with gorgeous, uninterrupted views of open countryside to the rear.

Beth loves:
The village location and generous proportions make this lovely home ideal for family life.

Sweep into the driveway with ample parking for the busiest of families, and you start to get a sense of all this wonderful home has to offer. The integrated double garage ensures there’s plenty of additional room for cars and storage alike, and there’s easy 360-degree access to the rear for tractor mowers.

A welcoming entrance hall greets you, with a rather grand floor to ceiling, open galleried landing above. Beautiful engineered oak flooring flows throughout the ground floor, as does zoned underfloor heating, individually controllable for the ultimate efficiency.

The capacious family kitchen accommodates all you could need with ease. Enjoy brunch at the large peninsular breakfast bar, sit down for supper together at the dining table, and relax afterwards on the sofa whilst you catch up on the day. Quality family time nailed.

Generous worktops in Silestone Stellar Quartz ooze class, and the integrated Bosch appliances, including a warming drawer, and undermount Franke sink, make meal preparation a breeze. The impressive Elica NikolaTesla induction hob has subterranean extraction, and there’s space aplenty in the top-notch Owen Williams Masterclass contemporary grey cabinets.

Meanwhile, bi-fold doors tease you with a superb vista over the rolling countryside beyond, reaching as far as the working windmill at Hough Mill. Throw them open and drink in the views.

Kick your shoes off and relax in the warm and cosy lounge with a good book or boxset. High quality fixtures and fittings abound, and there’s a brand new woodburning stove, which just screams marshmallows! Double patio doors frame the beautiful, open outlook outside, where tranquility and serenity envelop you.

There’s a useful downstairs cloakroom with modern suite, and the utility room is perfect for additional white goods, laundry and muddy paws! Work comfortably from home in the study, which also lends itself beautifully to a playroom, if desired.

Upstairs, you’ll find five bedrooms, three of which are ensuite, and a family bathroom. The master bedroom is simply stunning. Bi-fold doors and a Juliet balcony allow the space to be readily opened up to appreciate the breathtaking views. Breathe in the fresh air and bask in the light. The en suite shower room features white Ideal Standard fittings, a chrome heated towel rail, and ceramic tiles to the wall and floor.

There are two further double bedrooms, one with a characterful sloped roof, and the other with unrivalled views over the sizeable garden beneath and windmill beyond. Both have the luxury of their own ensuite shower rooms, complete with modern fittings. Two additional bedrooms, one of which is currently used as a dressing room, have the use of the family bathroom, which again features a quality finish, and also a bath for those times when only a long soak will do.

Outside, the one and half acres will steal your heart. The rear garden, with its patio and lawn areas is an enviable space in itself. But head through traditional farm gates and you’ll find a paddock with mature vegetable patches and a variety of fruit. It’s also currently home to a brood of chickens. Fresh eggs for breakfast, anyone?! This leads on to further land, planted with fruit trees to establish an orchard. There are myriad possibilities for entertaining, exploring a smallholding, or simply enjoying this wonderful space; limited only by the realms of your imagination.

Swannington

Village life

Swannington

Sitting on the outskirts of Coalville, just 12 miles from Leicester, this popular village offers a slice of tranquil village life while sitting in close proximity to an array of amenities. Enjoy a good pub lunch at The Station or The Robin Hood or head to Chilli N Spice for an amazing curry (so good in fact that Westlife had one flown to their show in Manchester. No we’re not joking!)

Kids will love the working windmill at Hough Mill and there’s endless rambling opportunities across the beautiful countryside right from your doorstep.

Swannington lies within easy access to the A511 between junction 22 of the M1 motorway and the A42 dual carriageway, linking with the M42 South-West towards Birmingham. The area is well served with further road links to Leicester, Derby and Nottingham, and connects to East Midlands Parkway Railway Station and Nottingham East Midlands Airport with ease. The village itself lies between Coalville and Ashby-de-la-Zouch which both offer a range of brilliant independent shops, facilities and amenities.

Well connected

  • Closest village/town: Great links to Coalville and Ashby-de-la-Zouch
  • Post Office: 1
  • Supermarket: There's a Co-op in the village and both an Asda and Morrisons in nearby Coalville
  • Pubs: The Station and The Robin Hood are our two favourites
  • Walks: Endless rambling opportunities
