The family can be sat in here as supper is prepared in the kitchen. There is a breakfast bar as part of the bespoke kitchen to sit at if you want to get a closer view of the chef in action. This room alone offers such a great lifestyle where everyone can be together. There is a side door through to the garage so you don’t even have to go outside to take the recycling out.
Past the cloakroom and look right. Wow! A huge glass wall opens to the 25ft drawing room. It is one of the finest reception rooms we have seen. The Clear View log burner roars as you curl up on the sofa to catch up on the latest box set or watch X Factor.
Head up to the first floor where you find what Mr Clarke considers to be the piece de resistance; a large reception room with exposed beams and big bifold doors that lead out to the private terrace. You could have this room as a spectacular sitting room, it could be an office, a playroom or a games room. It could even be an amazing master bedroom with private terrace. Whatever it is used for it is wonderful. The terrace is surrounded by neat boxed hedging that makes this a private space away from prying eyes. There is even a sauna for when you need warming up.
There is one of five bedrooms on the first floor. It has a dressing area and a stylish en-suite shower room.

      Up to the second floor and you find a large landing with the spa like bathroom on your left. The free standing bath sits next to a big window where you can gaze out across the countryside while you soak away the stresses and strains of the day. There is his and hers stone bowl sinks sitting on a beautiful vanity unit with a spot lit mirror and Porcelanosa tiling. Think Champneys!
      There are two bedrooms on the second floor. The first is a large, light room at the back of the home, it is peaceful and quiet. Then there is a bedroom with en-suite shower room. Both are tastefully decorated and have plenty of storage space.
      On the third floor you find the biggest of the five bedrooms. It boasts a big en-suite bathroom. There are exposed beams, plenty of space and lots of light. The eaves create a sense of history and cosiness; it’s more like a boutique hotel than a normal bedroom. The other bedroom on this floor is equally as interesting and would make a fantastic children’s bedroom. 
      There is over 4600 sq ft of space inside Mill Race. It’s an incredible amount of living space which has been cleverly laid out to maximise every inch. The home retains lots of charm but it has been thoroughly and tastefully renovated and decorated.  
      Then there is the outside and there is so much to love. Mill Race has a private garden, a terrace and a large shared garden that sits next to the River Alne. You also have your very own stretch of river with fishing rights. So head back into the porch, grab your rod and catch everyone some supper.

      When you think of an idyllic village you think of peace and quiet but with a buzzing community, a great pub, lovely people and lots to do. Welcome to Wootton Wawen.

      Wootton Wawen is rural bliss yet very well connected. There is a train station and you are only 7 miles from Stratford upon-Avon and only 2 miles from Henley-in-Arden. So if you need a scoop of the famous ice cream you a minutes away!

      In the village there is lots going on. The Navigation and The Bulls Head are both cracking pubs that dish up good food and a great pint. Yew Tree Farm has the fantastic Cowshed Cafe, a spa and a farm shop. There is a post office and a well stocked general store (we love the daily messages on the blackboard).

      A great village shop, cracking pub, canals, countryside, river and a farm shop. What more could you ask for?

      The local primary school has a good Ofsted report and the parents we talk to say it's a really friendly school. There are some great secondary schools, both state and private, close by.

      The annual walk through Bluebell Woods has been held by the Haimes family of Yew Tree Farm, Wootton Wawen for the past 25 years and proceeds benefit different charities each year. It is a spectacular sight to see the bluebells in full bloom.

      The walks along the canal are a lovely way to spend a Sunday afternoon, especially when there is a drink waiting at the end.
