Mr Clarke thinks :
This townhouse oozes style and charm...

We love the characterful exterior of this charming townhouse in Warwick, but this book’s cover belies the modern Tardis that awaits you behind the front door. Move over, Dr Who…this is on another scale. Step inside and the whole space opens up immediately in front of you, with a fluidity that leads straight through to the generous garden beyond. It’s absolutely flooded with light and a feeling of airiness.

But as spacious and open plan as this home is, it still retains a sense of intimacy, with well planned and designated living spaces. Set across four floors, this home offers huge flexibility, and clean lines prevail throughout. There may be 50 shades of grey, but the shade in the kitchen has to be one of the most gorgeous. The calming, neutral palette throughout soothes the soul, and allows for accents of colour where, and if, you choose. Modern, yet traditional shaker-style in design, it is newly fitted with an abundance of storage and worktop space, integrated appliances (of course) and useful USB sockets dotted around. We adore the exposed brickwork in here and its über-cool vibes.

The flagstone flooring runs across the split-level and is as practical as it is aesthetically stunning.  The raised dining area is lovely and there are some quirky touches, such as the modern glass shelving within an original chimney breast and coal chute. Large anthracite metal bi-fold doors truly bring the outside in. Split into distinct zones, the decking area is smart (with secret storage!) and geared up for the most sociable of barbecues. The artificial lawn is fuss free, allowing you more ‘me time’. You’ll also find pretty trees, raised flower beds and lush bamboo, making this south-facing garden even more wonderfully appealing. There’s even a morning coffee area, complete with beautiful decorative tiles. Escape for a latte and pastel de nata here at any time of the day.

By day, it works brilliantly as an al fresco workspace. Or simply chill on a daybed underneath the pergola, listen to the birdsong, and bask in the sunshine. It’s a perfect spot for entertaining, whatever the season. But it’s at night when the garden really comes alive, with twinkling lights and the crackle of the fire pit. Gather friends around the relaxed seating area and drink in the ambience. This is the place for good times and good company.

Mrs Clarke loves :
The mix of old and new, it's the best of both worlds.

There is a perfect vista of the garden and surrounding wildlife from the balcony in the large lounge on the first floor. Here you can catch up on the latest box set and relax, away from the world outside. One of the biggest wow factors about this home is the light and airy feel to it throughout, and the loft is the brightest bedroom of all, thanks to six velux windows. It’s lovely and roomy, and there’s plenty of storage in here too. The second double bedroom is also wondrously capacious and light with a traditional chimney breast and custom-made shelving. They say you can never have too many shoes and this room boasts dedicated floor to ceiling shoe storage. Shoeaholic heaven!

The brand new, high specification bathroom is the ultimate in hotel chic, featuring a walk-in rain shower with black slate shower tray, beautiful wall and floor tiles, ‘his and hers’ double basin vanity unit, and oodles of storage. The gorgeous freestanding bath has a waterfall tap and there’s a heated towel rail to warm your white waffle robe afterwards! The townhouse is within comfortable walking distance of historic Warwick and Royal Leamington Spa, with its array of independent shops and eateries. Warwick train station is also just a walk away, and transports you to London Marylebone in around 80 minutes. The A46 and M40 are also very accessible. However you choose to travel, you’re well connected. There’s a superb array of schools in the local area, from primary and secondary, to grammar and independent. And a good choice when it comes to groceries – again, a mere stroll away.

Warwick

The boutiques and great pubs prove Warwick is more than historic.

Historic Warwick is not just about the Castle and olde world charm. Warwick has a buzzing town centre, great cafes, pubs, restaurants and shops. There is countryside on your doorstep as well as Leamington down the road and amazing transport links.
When you snap up your new home your first port of call should be the utterly fabulous Hatton & Harding where the even more utterly fabulous team will style and kit out your pad. This beautiful homewares shop is so luxurious that you just want to lay on the floor and soak up every last drop of the style that is dripping from each shelf.
On the way home, loaded with scented candles, rugs and pretty little things you will be in need of a drink and a bite to eat. Dough & Brew is where we would stop. This trendy pizza place was conceived from the street food scene and now has a space without wheels in the heart of the town. We love the stripped back interior, cool staff and friendly vibe. Mr C is partial to a pint of local Church Farm IPA and the pizza with Mac n Cheese on! You heard right - Mac n Cheese pizza. mmmm.
There are so many other little stylish treats around town that you will enjoy discovering. Mrs Clarke loves the guys at Nash & White hairdressers, she can often be found drinking prosecco at The Rose & Crown, meeting the girls for coffee at Thirteen Bakers or practicing her yoga Bikram Warwickshire.

So Warwick has history, boutique shops, trendy restaurants and a posh hairdresser but what about the nitty gritty? Schools, transport and work? "Boring!" I hear you cry, but we must provide some serious stuff on these pages.
Schools - blinkin' brilliant. Warwick Prep is the friendliest school we have ever been too. The Headmistress is an old school, no nonsense lady with a charm that kids and parents can't get enough of. It also churns out cracking students with a mind full of knowledge and a thirst for life. Kings High, Warwick, Myton and lots of great primary schools.
You are probably better connected than anywhere in the UK. Birmingham International Airport is 30 mins away, Warwick station can whizz you into London or Birmingham and the M40 is close by.
Employment is buzzing with JLR, Warwick University, the games industry in Leamington and lots of start-ups and big corporations.

"Shopping, cafes, bars, restaurants and a lovely vibe. Oh, and a very big castle."
