Every addition has been carefully considered and introduced with both practicality and style in mind.
Upon arrival, you will find the house is generously set back from the road behind a smart block paved driveway with ample parking for multiple cars, not forgetting the integral garage. The front entrance opens into a spacious hallway with plenty of storage for coats and shoes to be neatly tucked away. Internally, the layout is conductive to a variety needs, with the primary focus being family living. Sitting at the front of the home is the principal living room. A statement fireplace with log burning stove adds interest and character to the large room while the dark F&B painted walls create a cosy and inviting atmosphere.
Through glazed double doors lies the jewel of the home; the open-plan kitchen/living room. The current owners have carefully extended the rear of the building to create this vast, modern space that links seamlessly to the rest of the house and the east-facing garden beyond. Illuminated by a roof lantern above and 4m bi-fold doors out to the garden, the room is a wonderful space for entertaining, whether relaxing with family or hosting friends. The deep green shaker style doors and a double height storage unit provide plentiful storage to keep those solid oak countertops clear. A social kitchen island, complete with breakfast bar seating for the whole family, cleverly divides the room with additional space for a large family dining table. There are integrated appliances throughout, double Bosh ovens and a Belfast sink. The practical utility room and plentiful amounts of storage prove this house is not just style over substance. A WC off the entrance hall completed the ground-floor layout.
Home to a total of five bedrooms, with one offering brilliant flexibility to be used as a home office or study, as well as two modern bathrooms, the first floor of the property has the feeling of a luxury hotel, a neutral colour scheme and high-quality fittings create a calm and sumptuous aesthetic throughout. The dual-aspect master suite is the largest, with far-reaching views out to the front and rear. The room is finished with a feature wall and separate ensuite, replete with luxury fittings and large walk-in shower. The remaining bedrooms are light and airy, again with feature walls. Three are good sized doubles and the final bedroom would make a perfect home office or nursery. The family bathroom wouldn’t look out of place in a home interiors magazine; stylish matte black fittings contrast against the crisp white marble tiles that line the floor and walls. The ideal spot for a long soak to escape the bustle of family life.
At the rear of the house is a wonderful north-easterly facing garden, newly laid to lawn with flower borders and a paved area perfect for outdoor seating. Backing onto expansive, uninterrupted Warwickshire countryside, the garden enjoys beautiful morning sunshine and attracts a variety of birds and wildlife enhancing the tranquil atmosphere. A separate stoned sun trap lies to the side of the extension. Those with green fingers will be pleased to find a greenhouse ready to go for Spring. It is also worth noting that the integral garage also offers the potential for conversion to further living accommodation, we’re thinking games room or home cinema!

Wellesbourne is a village with everything - two pubs, cricket club and a great school.
Wellesbourne is a great village tucked away in the beautiful Warwickshire countryside just outside of Stratford. But it’s certainly not remote. In fact we think it is better connected than most places in England. You could be jetting off to warmer climes from Birmingham airport, which is only 30 minutes away, zipping along to London from down the M40 quicker than Mrs Clarke can say “supper’s ready” or in Leamington or Warwick in minutes.
If it is countryside you are wanting then The Cotswolds is on your doorstep – you are within thirty minutes of Soho Farmhouse and Daylesford.
The local school is fab and highly regarded. You are super close to Warwick Prep, The Croft, Warwick and Kings High if you want a private option.
There is a great network of people in the village. Wellesbourne has a really friendly community.
Wellesbourne is surrounded by stunning countryside and you can be wandering gardens at Compton Verney or Charlecote or cycling along the country lanes to Loxley and Stratford.
“We love Wellesbourne because it’s so friendly. Everyone says hello when you are walking the dogs and it’s just a really pretty and safe place to live” said a well heeled and well dressed gentleman when we last popped into the village for a pint at The Stags Head.
