Kingswood Barn, Kenilworth for sale with Mr and Mrs Clarke estate agent

Mr Clarke thinks :
The design and configuration of the downstairs is very special.

Once a humble agricultural building, Kingswood Barn is a truly special conversion. Set in the countryside just a stone’s throw from Kenilworth and Coventry in either direction, here, you amble up the shared driveway to a serene and warm welcome across the threshold, where the most delicate of design touches has reinvented this former barn into a beautiful home.

What is most spectacular about this three bedroom home is the presence of old and new in perfect balance. From the original oak beams to the porthole windows in the eves, put to wonderful use in the bedroom spaces, and the high ceilings that highlight the natural beauty of the space, Kingswood Barn is a treat no matter which way you turn.

As soon as you enter you are in reach of the sociable, warm and inviting communal spaces. The hallway presents itself as a light and airy gallery style space, utilising the form and shape of the original windows and allowing the light to flood through, with some thoughtful rooflights to exaggerate the potential for natural light inside. Tiled flooring in an earthy, mottled finish pairs with the light washed walls and oak accents, from the door and window frames to the skirting and oak flooring elsewhere. It is at one with nature but has been designed for thoroughly modern living.

In front of you, sits the study, or fourth bedroom. Turn left to find the modern kitchen with sleek grey tones and industrial touches in the furnishing choices, accented by the high ceilings and marble worktops. Integrated dishwasher, sink waste disposal unit, a Rangemaster Toledo oven with hob and extractor fan all come together in this fresh kitchen space, further highlighted by a rooflight and kept toasty underfoot with under floor heating beneath beautiful tiles. A nifty little utility is tucked to the side of the kitchen, off the hallway, as is a perfectly formed WC, making this downstairs space well-packed with modern living essentials. Step through the double doors onto the suntrap garden patio

Down the hall sits cosy and yet impactful dining and living spaces, connected together by this magical flow that the barn exudes, yet separate enough to host gatherings and parties that move from room to room effortlessly. Here in the living room, the oak flooring is stunning, the log burner enticing and the overall convivial atmosphere of the space enchanting. It has the warmth of a classic cottage but the design nods of a modern home. Separated by a partial wall, the dining space carries that same sense of social, yet secluded - a main draw of Kingswood Barn. Situated in the kitchen wing of the ground floor, one bedroom comes with its own ensuite for guests or perhaps privacy seeking teenage family members.

Mrs Clarke loves :
The way the original features guide you like natural wayfinding, through the home.

Upstairs Kingswood Barn gets only more charming. Once again utilising the old world touches to best effect, two further bedrooms reside as well as a main bathroom. Here the immaculate renovation of this barn really sings; letting the beams do all the talking the interior palette is neutral and yet full of character. The main bathroom has spotless mosaic tiles around the sink and bath area which also uses the genius touch of a large, wall mirror set into the eve of the room to maximise the feeling of space. Upstairs, when the doors are open across the hallway, the porthole windows allow reams of light to flow through from sunrise to sunset.

Outside, Kingswood Barn is spoilt for views. A partially walled garden, the surrounding rural environment will have you donning your wellies for exploration via the close by public footpath, but within your own boundary there is a South-West facing garden and a suntrap patio. Well-stocked in perennial plants, a hawthorn/holly hedge creates the privacy you crave for quiet moments of solitude in this wonderful garden, abundant with nature. Expect visitors from the whole woodland animal kingdom.

The driveway is owned by Kingswood Farm but access is granted and maintenance of the driveway shared between the farmhouse, Kingswood Barn and Hope Barn for peace of mind. Here, this small community of immaculate buildings sets the scene for picture perfect living.

Despite its remote looking location, which of course is a plus on its own, Kingswood Barn is well-connected to, with planes, trains and automobiles only a stones throw away. Coventry, Kenilworth and Birmingham are not far by car but you won’t need to travel far when you have the splendour of Kingswood Barn in your pocket.

Summary :

  • Setting :  Rural meets urban in perfect harmony.
  • Plot Twist :  The double garage with mezzanine floor is calling out for more than storage.
  • Three words :  Bountiful original features.

Kingswood

Well connected & friendly

Kenilworth is charm personified and well-connected to surrounding towns and cities, meaning you’re never far from more bustle, should you need it. Birmingham airport is just 20 minutes away and should you need to get to London, it’s just over an hour from Coventry station.

Within Kenilworth there is much to explore and enjoy. The Kenilworth cocktail lounge, Indian Edge and Talisman Square are just some of the delicious east on offer in Kenilworth, not forgetting Tambayan, your neighbourhood kitchen serving up Filipino cuisine! For date nights and special occasions, you could be eating supper at Michelin starred The Cross.

Kenilworth is surrounded by breath-taking countryside and some lovely walks are on hand to help you blow off the cobwebs after work or if you just fancy a long Sunday ramble. We particularly like the walk from Kenilworth Castle to the Alpaca Farm “Faerie-Tale Alpacas”. Not to mention the outstanding park, Abbey Fields.

There’s a super friendly community spirit in this town too and you’ll always find something in the calendar to enjoy. It could be the annual bonfire and fireworks display that draws in thousands of folk every year, or the annual duck race on Boxing Day (no, not real ducks). You’ll instantly feel at home.

Psst...Join The Warwickshire Country Club (the sauna is soooo relaxing.)
