A wonderful home

Paul Clarke

"Ideal Home" seems an apt term for Middle Farm House. The village it sits in the heart of is ideally located to enjoy the trappings of village life whilst being within touching distance of Henley-Upon-Thames and transport links to whizz you into London or Oxford. The garden is the ideal size - not too big to take up all your weekend but large enough for children to roam freely and to host alfresco parties. The house is ideal for someone looking for space and potential to modernise and extend to make a beautiful family home. Middle Farm House can be wholeheartedly called an ideal home.

The property is Grade II listed so has all the quirks and character you would expect - beams, fireplaces and views from every window. There are three bedrooms upstairs and a family bathroom. Downstairs is a lovely kitchen, dining room and a large sitting room. The garden is something from Monty Don's dreams, it oozes cottage style charm and when you sit on one of the lawns with a cup of tea you sink into the views of rolling countryside. To the side of the property is what excites us most - an old dairy that is used as a guest suite and is joined to the main house by a conservatory, and then there is the whopping great barn, a whopping great barn that needs a clever architect, a talented builder, a game planner and an ambitious homeowner to crack on and link to the house and turn it into something that brings it into the 21st Century.

There are two options with Middle Farm House. The first is to enjoy the beautiful home exactly how it is and be very very happy. The second option is to live a Grand Designs dream and renovate, extend and then live very very happily. We employed a super architect to suggest what Middle Farm House could become. Visit our website for her vision...

We spent the day with a talented architect. Here are her thoughts. (Please, please note that we are selling this property with no planning permission or listed building consent. This is an idea of what Middle Farm House could become with all the relevant permissions. We hope it stirs your imagination.)

"I have tried to keep changes to the main Listed house quite minimal, the main changes being the removal of the modern extensions, and the introduction of new windows to improve the visual connection with the rear garden and views beyond. The cow shed conversion would be upgraded, and turned into more of a master bedroom suite or annexe. This room and the Living Room have been shown to open out onto a central landscaped courtyard area, providing direct amenity space for both rooms.

The main barn has been shown to be converted into one large open-plan and open-volume space, to respect and retain the structure and historic fabric of the barn. A mezzanine level has been introduced over the Kitchen, with a double height Family/Dining Room connecting onto the rear garden with large gable glazing.

The main house, annexe and converted barn are shown to be connected through a contemporary glazed link, whose minimal appearance will provide a light link that allows the historic main buildings to shine through and be the dominant elements.  Also kept minimal in size, it allows the existing Living Room and new landscaped courtyard to have an almost direct link to the rear garden, and provides good visual links from these spaces to the garden and attractive countryside beyond."

Summary

  • Style : Charming country cottage
  • Lifestyle : Garden parties on weekends. Close to town for during the week.
  • Three words : Potential. Location. Home.
  • Our favourite part The setting is magical

Location

Local life in and around Cuxham

Picture Perfect

Sometimes you drive into a village and just wish you lived there. Cuxham is one such place. It is a postcard perfect village South Oxfordshire. We spent the afternoon sat in The beer garden of the local pub sampling delicious pizzas and local ales whilst talking to some very pleasant locals, "Cuxham is a friendly village full of families. Some families have young children and others have grandchildren, but we all get along splendidly and there is a cracking vibe." Said one very stylish local Grandma. Her husband, a dapper chap who worked in London before retiring chipped in "There is a thriving village community and you are super close to Henley, Oxford and London."

There is a parish church, village hall and a 17th century pub called the Half Moon that dishes up the most wonderful pizzas and local ale. The beer garden is something Carlsberg would have designed!

Vibrant country living

The nearby town of Watlington is situated at the foot of the Chiltern escarpment. There are all the necessary facilities including a public library, cracking schools, medical and veterinary surgeries and sports clubs.

Junction 6 of the M40 is 4.5 miles away and you can be whizzing to London, the Midlands and Oxford and High Wycombe in no time at all. The Oxford Tube coach service, operating a 24 hour service between London and Oxford picks up and sets down at junction 6. A local bus company provides an hourly service via the village between Watlington and Oxford. The Superfast Broadband capability is now "live" in the village, with the cabinet located just under 200 metres from the property.

Ewelme CofE Primary School & Watlington Primary school are both very highly regarded state primaries. Then there is a fine selection of independent and state secondaries.

  • Closest village/town: Watlington
  • Stores: Everything you need is in Watlington
  • Supermarket: Head towards Henley Wallingford, Cowley or Wheatley
  • Pubs: The Half Moon is more like Orwell's Moon Under The Water
  • Walks: Endless country strolls
