Amongst the large homes on this exclusive lane in the pretty Warwickshire village of Rowington sits The Cottage - a large detached house on a 0.8 acre plot with outbuildings. The Cottage dates back to the 17th Century and was once two farm workers cottages. Over the last three decades it has been a wonderful family home. There is an opportunity to transform this property into something very special.
The total internal area is approximately 207.4 sq. meters (2232.2 sq. feet). The property is set back from Mill Lane and surrounded by mature gardens, an orchard and lawns. With views of open countryside this is a delightful setting, ideal for those looking for a private life.
Rowington has always been regarded as a desirable place to live due to the idyllic countryside, great pub, cricket club and easy accessibility to Leamington, Solihull and Birmingham, as well as the excellent motorway, air and rail links.
A family have lived and enjoyed the home and gardens for the last thirty years. Downstairs you find kitchen, dining room, sitting room, snug and cloakroom. Upstairs are four bedrooms, one with ensuite shower room, and a family bathroom. Outside there is a detached double garage and several brick built stores.
Warwickshire District Council has indicated that the Permitted Development Rights are fully available on the property. The property is in a Greenbelt area. All developments would need relevant planning permissions.

- Mr Clarke thinks : I can walk to the village pub. Where do I sign?
- 3Living Spaces
- 4Bedrooms
- 2Bathrooms
- Mrs Clarke loves : the gardens are beautiful, the setting is idyllic and I can live out my grand design dreams.

As you drive through the old wooden gates and into the property you can’t help but relax. The pretty cottage garden that surrounds the property is like a picture from Homes and Gardens - it takes a lifetime for this kind of informal planting to establish. The lawns surround the property and when you get to the orchard you are whisked away into a magical world of blossom and childhood dreams. The views are spectacular and the atmosphere is idyllic.
The inside of the home is truly charming. The home is warm and full of history. Each beam has seen lives unfold. Each window has a view of the garden and you aren’t overlooked by neighbours. The trendy interior designers would fall in love with the vintage wallpaper although we think a new buyer would develop the whole property. There is a gorgeous inglenook fireplace and original features in every direction. It is a home that you just want to sit down in with a cup of tea and read an old book.
The history and charm of the property is wonderful but what we are excited about is what a clever architect is going to do and how the new buyers are going to bring the house into the 21st Century. We look forward to watching the development…

Location
Rowington
A proper village. Two Pubs & Beautiful Countryside
Rowington is a great village tucked away in the beautifulWarwickshire countryside. But it’s certainly not remote. In fact we think it is better connected than most places in England. You could be jetting off to warmer climes from Birmingham airport, which is only 20 minutes away, zipping along to London from Lapworth Station or zooming down the M40 quicker than Mrs Clarke can say supper’s ready.
If it is Birmingham you are wanting to get to, then Lapworth station runs regular services to all Birmingham stations. The local school and nursery are crackers. There is a lovely village hall, tennis courts and miles and miles of lovely walks.
Pull on your wellies and enjoy the countryside.
That’s the boring stuff done! Did I mention the pub? The Tom O The Wood is a Mr Clarke favourite. Charlie, the landlady is charming and Chris, the chef is a genius - his steak and kidney pudding is a thing of beauty. Boris the pub dog will meet you at the door and show you to your table for Pie Night on a Thursday and Fish & Chip Friday.
Everyone is friendly around here. "It is a proper village" said one particularly well dressed local gent at the pub. How very country!
