Mr Clarke thinks:
There is a garden bar! Wow. I can already picture myself mixing a negroni after a long day at work and sitting back and relaxing.

This light-filled five-bedroom home is situated on a substantial plot in the beautiful village of Packington, Leicestershire. The detached house has recently been extensively refurbished and modernised by the renowned architect David Granger.

Mrs Clarke loves:
The interior is stunning. No expense has been spared. The kitchen has to be my favourite - it's perfect for a big family lunch.

This light-filled five-bedroom home is situated on a substantial plot in the beautiful village of Packington, Leicestershire. The detached house has recently been extensively refurbished and modernised by the renowned architect David Granger, and is surrounded by substantial gardens to the front and rear.

The house is within walking distance of the village centre yet you feels far from the hustle and bustle of every day life and is a wonderful place to call home. Overall the property and its additions extends over 3692 sq ft, unfolding across three storeys, and includes a separate, self-contained annexe and a garden bar.

The ground floor is a wonderfully designed space, split into large open-plan spaces and private intimate rooms. The front of the space split between a large sitting room, a home office, utility, boot room and a cloakroom. At the back of the ground floor is a spectacular open plan kitchen with a dining space and a lounging area. Glass doors span the width of the room, providing an effortless connection to the garden. The kitchen sits to one side of the room, with a large island dividing the spaces. This is a kitchen for the discerning family and we love it.

The kitchen also provides access to a utility room, as well as a boot room, which makes this a practical as well as a stylish home. There is oodles of storage space and everything has been carefully thought through so the rigours of modern life are catered for.

The stairs lead from the entrance hall to the first-floor landing, which is wide and full of natural light. The main bedroom is more like a luxury hotel suite - it has lots of storage and a spa like en-suite bathroom. Three further bedrooms can also be found on this level. A family bathroom and a storage cupboard complete the plan on this level. On the second floor you find one further bedroom and a shower room. This is a great guest bedroom or a private space for a teenager wanting some independence.

There is parking for several cars on the gravelled driveway. The main garden is south facing and landscaped to provide several sections: a patio area for alfresco dining, a lounging area for relaxing with friends, a lawn for kids to play or dogs to lie, plus a garden bar.. yep you heard that correctly... a garden bar. You can welcome your friends around and mix a cocktail for them in your very own bar.

An annex has been kitted out as a garage and a gym/games room, with a studio above. This space could be used for all sorts of things and we look forward to hearing about what the new owners are doing with it.

  • Three words :  Stylish. Stunning. Spacious.

Packington

Packington is a highly sought after village in the district of North West Leicestershire It is situated close to the A42 road with great links to major cities and the market town Ashby de la Zouch. The village has a very popular village shop ‘ Daybreak Services’ and a cracking village pub called The Bull & Lion. Thi is a village that has everything.

Village school is ofsted rated good and is very well thought of by local mums and dads. The High School is Ivanhoe College and is rated as good. The Upper school is Ashby School (formally Ashby Grammar). There are lots of independent schools close by including Repton & The Loughborough endowed schools.

Gilwiskaw Brook runs through the village and every year they hold the Packington Duck Race, which is a an annual highlight!

Ashby town has Tesco 24 hrs, Aldi, M&S foodhall, Co op. The butchers is the best in the area and offers local produce. Birds bakery is great for afternoon treats the caramel donuts are my favourites!

The Queens Jubilee woods is a short drive away in Heather Planted in celebration of Her Majesty the Queen’s Diamond Jubilee in 2012, there’s so much to discover here. A bird watcher’s paradise, the wood has an abundance of wildlife, including the skylarks, buzzards and the rare hen harrier. Kids will love to explore this wood, thanks to the many art features, fun trails and even a pond-dipping platform. With so much to see and do, a visit to the Queen Elizabeth Diamond Jubilee Wood is sure to be one you’ll never forget.
