There is a garden bar! Wow. I can already picture myself mixing a negroni after a long day at work and sitting back and relaxing.

Beth loves:
The interior is stunning. No expense has been spared. The kitchen has to be my favourite - it's perfect for a big family lunch.

This light-filled five-bedroom home is situated on a substantial plot in the beautiful village of Packington, Leicestershire. The detached house has recently been extensively refurbished and modernised by the renowned architect David Granger, and is surrounded by substantial gardens to the front and rear.

The house is within walking distance of the village centre yet you feels far from the hustle and bustle of every day life and is a wonderful place to call home. Overall the property and its additions extends over 3692 sq ft, unfolding across three storeys, and includes a separate, self-contained annexe and a garden bar.

The ground floor is a wonderfully designed space, split into large open-plan spaces and private intimate rooms. The front of the space split between a large sitting room, a home office, utility, boot room and a cloakroom. At the back of the ground floor is a spectacular open plan kitchen with a dining space and a lounging area. Glass doors span the width of the room, providing an effortless connection to the garden. The kitchen sits to one side of the room, with a large island dividing the spaces. This is a kitchen for the discerning family and we love it.

The kitchen also provides access to a utility room, as well as a boot room, which makes this a practical as well as a stylish home. There is oodles of storage space and everything has been carefully thought through so the rigours of modern life are catered for.

The stairs lead from the entrance hall to the first-floor landing, which is wide and full of natural light. The main bedroom is more like a luxury hotel suite - it has lots of storage and a spa like en-suite bathroom. Three further bedrooms can also be found on this level. A family bathroom and a storage cupboard complete the plan on this level. On the second floor you find one further bedroom and a shower room. This is a great guest bedroom or a private space for a teenager wanting some independence.

There is parking for several cars on the gravelled driveway. The main garden is south facing and landscaped to provide several sections: a patio area for alfresco dining, a lounging area for relaxing with friends, a lawn for kids to play or dogs to lie, plus a garden bar.. yep you heard that correctly... a garden bar. You can welcome your friends around and mix a cocktail for them in your very own bar.

An annex has been kitted out as a garage and a gym/games room, with a studio above. This space could be used for all sorts of things and we look forward to hearing about what the new owners are doing with it.

Friendly vibes

Packington

The small village of Packington certainly packs a punch in the community stakes, from its traditional fairs to flower festivals and duck races. It has its own village store, pub, primary school and village hall, where you’ll find a lively range of events. Wherever you go, you can expect a warm and friendly welcome.

This charming village located in the heart of Leicestershire, offers a delightful blend of rural living and modern amenities. With its tranquil surroundings, friendly community, and excellent transport links, it’s no wonder that Packington is a sought-after location for families, professionals, and retirees alike.

As well as the village primary school, there are several well-regarded junior and secondary schools in the area, including Ashby School. And the Jubilee Wood, which marked the 2012 Diamond Jubilee Of Queen Elizabeth II, is a fantastic 10-mile loop from the village itself. Perfect for little – and not so little – legs of any age.

In fact, there are plenty of opportunities for exploration, as the village is surrounded by breathtaking countryside with a plethora of walking and cycling trails to discover. Additional attractions include the National Forest, Ashby Canal and the Bosworth Battlefield Heritage Centre.

Try the 17th century Bull and Lion pub in the village for locally sourced food and a very special beer – Rood Awakening, named after the nearby Hold Rood Church – brewed to their own recipe.

The village store is fondly known as ‘Little Harrods’. Fresh fruit and vegetables are delivered daily from markets and farms across the local area, and they take meat orders for local butchers. On Wednesday you’ll find fresh fish, and you can even pick up your dry cleaning twice a week. It’s great for hardware too and all kinds of household essentials. No wonder it’s the little gem of the village.

Packington is close to bustling Ashby-de-la-Zouch, and within a stone’s throw of this market town’s pubs and restaurants scene. Ashby also has an M&S and various large supermarkets, including a 24hr store. Well connected, Packington boasts easy access to rail and road networks, such as the M1 and M42, as well as the nearby towns of Tamworth, and Leicester. For those commuting further afield, East Midlands Airport is just a short drive away.
