Mr and Mrs Clarke Exclusive thinks:
This is a truly magnificent residence.

Standing on the sun-drenched terrace with the awe-inspiring views across an area of outstanding natural beauty, you can appreciate the wonders of living at Hardown House.

Mr and Mrs Clarke Exclusive loves:
The secluded position of this family home.

This impressive property, is located in two acres of gardens on a private road in the sought-after unique village of Woldingham. Walking in through the original double doors you are greeted by an elegant entrance hall with grand staircase leading up to the first floor. Along the hallway is the incredible main reception room, which was originally three separate rooms, but has now been opened up to create a light filled space. The vast windows frame breath-taking views across the valley and capture the essence of living at Hardown. There is a beautiful fireplace, a dining area capable of seating all the family and what was the spectacular sun room that leads out on to the terrace.

The beating heart of the home is the kitchen and we can imagine the family all being here together getting on with family life - mum and dad cooking up a mid-week culinary masterpiece and the kids relaxing in the family room just off to the side. After dinner the only place to be is sitting on the terrace with a drink and catching up, while appreciate the beauty of gardens and the privacy of the setting. The pretty wild meadow leads to the calming pond with brick foley and then to swimming pool and summer house.

As well as being a stunning home worthy of any interior design magazine, Hardown House is a home that stands up to modern family life. There is a separate study, as well as a utility room and lots of storage space. The practicalities have been well thought through and the design is perfect for the busiest of families.

Upstairs, to the first floor, the stunning master suite has a spacious dressing area and sliding doors off the main room to a balcony overlooking the valley. The large en-suite, which was created from two rooms, benefits from a supersize walk-in rainfall shower. The second bedroom is also a spacious double with beautiful feature fireplace, porthole window and has an en-suite with separate bath and shower. The further two bedrooms are also generous doubles and there is a newly fitted family bathroom.

The second floor is a new addition and is something to behold, as words cannot quite describe what you see from the full width balcony. It has been cleverly designed to allow the two double bedrooms to become one space via a sliding pocket door. There is also a separate shower room and plenty of eaves storage - perfect for a nanny, visiting family/friends or as an alternative Master Suite.

At the front of Hardown House is a large driveway, a double garage with electric door and a single garage that could be converted into a home office/gym. There is a gate that leads out onto the wraparound terrace with a glass balastrade where you can stand and stare at those uninterrupted views.

An idyllic, exclusive village

This little green corner of Surrey has the schooling, property and amenities that the most discerning of home hunters are looking for. Add in our favourite new country club – The Beaverbrook – being only twenty minutes away this could be the best place to live in the UK (discuss).
Nestled within the North Downs between Oxted and Warlingham lies the quintessential village of Woldingham. The unique character of the village, the surrounding green belt and the high end residents makes this a very sought after place to call home. On a nice day you can stroll to “The Crescent” to pick up your fruit & veg, or if its raining then jump to Waitrose down the road! There’s also a large recreation ground with tennis courts for a friendly tournament, and Woldingham Golf Club and North Downs Golf Club for something a bit more serious.
Whether it’s activity, entertainment or relaxation, all these things are close by which is proof that Woldingham is a great place to call home. There’s an abundance of countryside walks where you can adventure through ancient woodland as well as stop off at Woldingham Garden Village or The Dene ate grab a well earned lunch. A lovely family day out is strolling through the bluebells in the near by greenery. There’s also the Butterfly and Glow Worm hunt each year! For a bit of peace and quiet head to Beaverbrook spa over in Leatherhead – it’s an ideal spot to catch up on emails whilst sipping on a coffee at the deli.

If all the green gets a bit much then head to Reigate or Sevenoaks for some retail therapy or head for Woldingham Station where you can be whizzing into London Bridge and London Victoria – there are trains every hour during peak times.. The Thameslink at East Croydon provides access into town. The M25 is easily accessible and Gatwick is within half an hour making a last minute getaway as easy as saying “Ibiza or Paris this weekend?”
Woldingham Civil Parish operate a village website with everything you need to know about the comings and goings locally.
The education options are fabulous – there are great independent – Woldingham School in particular is a wonderful school for 11-18 year old girls – and state schools close by, especially the very sought after Woodlea Primary school.. There are also so many sports clubs, drama classes and music teachers throughout the reason to provide something different every night for the little darlings.
Mr Clarke loves hanging out at the Botley Hill Farmhouse with his MAMIL pals on a Saturday afternoon chatting about how glad you were to have moved to the wonderful Woldingham.
