Pool Yard

Mr Clarke thinks :
Character, history, garages and mad sheds plus a cracking pub in walking distance

Originally converted and refurbished in 2000, Pool Yard is a beautiful, detached, four-bedroom Grade II Listed barn conversion in an idyllic and private setting nestled in the heart of Ettington village.
The approach to the house is quintessential England. With the first glimpse through wrought iron railings, behind a large enchanting pond, the private gravel driveway and mature trees, Pool Yard has a wonderful, magical feel to it. The whole setting draws you in, inviting you to want to know just what’s inside…

The property was the original barn to the manor house and, from the moment you step inside, is bursting with original features. The entrance hall and dining room is a light filled and airy space with quarry tiled floor, beams and a door straight out to the patio and garden beyond. The staircase up to the first floor with its minstrel galleried landing add to the sense of space and character. Double glass doors lead into the fabulous lounge where the beam over the fireplace dates back to 1787. It’s the perfect place for relaxing in front of the log burner with a cup of tea, or glass of wine, and the Sunday papers. The farmhouse kitchen also off the dining/ entrance hall is just what you’d expect in a country house with bespoke painted wooden units, a Belfast sink, Stanley cooker and quarry tiled floor. There’s also an integrated slimline dishwasher and separate utility room with fabulous pantry cupboard and granite cooling top. The French doors lead straight out to the kitchen courtyard which is a real sun-trap and the ideal place for early morning breakfasts, relaxing lunches or an ideal place to unwind at dinner with the soothing water feature in the background.

Elsewhere downstairs is a cloakroom as well as a great second sitting room, currently used as a playroom, with dual aspect, its own access to the front and a second staircase up to the separate double guest bedroom and ensuite shower room. This end of the house would be ideal for older teenage kids, an au pair or grandparents who want the ability to come and go without disturbing the rest of the family. The house is fitted throughout with an integrated stereo system, with volume controls in each room.

Pool Yard

Mrs Clarke says - A beautiful 4 bedroom family home in a proper village and I can walk the kids to school.:

On the first floor from the main staircase off the dining/ entrance hall, is a gorgeous, large master bedroom with fitted wardrobes and an ensuite bathroom. Here, as everywhere else in the house, are wonderful deep window sills which overlook the rear garden and the front of the house giving masses of light with wonderful views of the gardens. Across the galleried landing is small but lovely third bathroom with shower, a single bedroom with built in wardrobe and a third double bedroom both of which overlook the kitchen courtyard.

There is also a boarded attic
The garden around Pool Yard is just a delight. There’s the Lillie pond to the front with a summer gazebo to watch the ducks from, wild strawberries growing along the driveway, the walled kitchen courtyard and large, lawned, south facing rear garden with terracing and its own patio sun-trap leading up to a walkway with pergola, all surrounded by mature trees and hedges. It’s an idyllic space for pottering in the garden or enjoying a drink after work whilst the kids kick a football around.
There is also a double oak barn garage to the front and two out-houses off the kitchen courtyard, both with electricity, as well as a third store room attached to the main house.

If you like character, space and country living with tranquil gardens and privacy, yet with village life on the doorstep, Pool Yard is just the spot.

Summary :

  • Style : Modern Country
  • Lifestyle : Quintessential English Village Life
  • Three word : Stunning barn conversion

Friendly Vibes

Ettington is a great village tucked away in the beautiful Warwickshire countryside. But it's certainly not remote. Just 6 miles from Stratford, moments from the Fosse Way and 15 minutes to the M40 it’s better connected than some people realise.
Located in the heart of Shakespeare country, the village is surrounded by beautiful countryside and farmland whilst being a gateway to the Cotswolds and having stunning Compton Verney and Charlecote Park on its doorstep. The village is becoming increasingly popular being one of the few still having a great local shop in the heart of the village, a wonderful community centre with kids’ playground, flood-lit tennis court, a village football club and a highly sought-after village school (Ofsted ‘Outstanding ‘pre-school and ‘Good’ primary). Chequers Inn is the local pub and a real cracker- cosy in the winter, a wonderful beer garden in the summer and really tasty pub grub too for those days when cooking seems too much effort.

There are also good bus services with daily public services between Banbury and Stratford upon Avon and school services to Kineton, Stratford and Alcester.
Ettington has a thriving social calendar and a really friendly community with lots going on if you fancy joining in. Ettington is a village full of charm, lovely people, with something for everyone.
