Originally converted and refurbished in 2000, Pool Yard is a beautiful, detached, four-bedroom Grade II Listed barn conversion in an idyllic and private setting nestled in the heart of Ettington village.

On the first floor from the main staircase off the dining/ entrance hall, is a gorgeous, large master bedroom with fitted wardrobes and an ensuite bathroom. Here, as everywhere else in the house, are wonderful deep window sills which overlook the rear garden and the front of the house giving masses of light with wonderful views of the gardens. Across the galleried landing is small but lovely third bathroom with shower, a single bedroom with built in wardrobe and a third double bedroom both of which overlook the kitchen courtyard.
There is also a boarded attic
The garden around Pool Yard is just a delight. There’s the Lillie pond to the front with a summer gazebo to watch the ducks from, wild strawberries growing along the driveway, the walled kitchen courtyard and large, lawned, south facing rear garden with terracing and its own patio sun-trap leading up to a walkway with pergola, all surrounded by mature trees and hedges. It’s an idyllic space for pottering in the garden or enjoying a drink after work whilst the kids kick a football around.

There is a magical vibe to this home.
Ettington is a great village tucked away in the beautiful Warwickshire countryside. But it's certainly not remote. Just 6 miles from Stratford, moments from the Fosse Way and 15 minutes to the M40 it’s better connected than some people realise.
Located in the heart of Shakespeare country, the village is surrounded by beautiful countryside and farmland whilst being a gateway to the Cotswolds and having stunning Compton Verney and Charlecote Park on its doorstep. The village is becoming increasingly popular being one of the few still having a great local shop in the heart of the village, a wonderful community centre with kids’ playground, flood-lit tennis court, a village football club and a highly sought-after village school (Ofsted ‘Outstanding ‘pre-school and ‘Good’ primary). Chequers Inn is the local pub and a real cracker- cosy in the winter, a wonderful beer garden in the summer and really tasty pub grub too for those days when cooking seems too much effort.
There are also good bus services with daily public services between Banbury and Stratford upon Avon and school services to Kineton, Stratford and Alcester.
Ettington has a thriving social calendar and a really friendly community with lots going on if you fancy joining in. Ettington is a village full of charm, lovely people, with something for everyone.
