Kara thinks:
Paddling down the Avon by canoe to the Saxon Mill for a couple of drinks is hard to beat.

Rock Mill Lane is nestled amongst a small collection of wonderful architecturally designed, modern riverside townhouses, surrounded by gorgeous countryside and tranquil woodland.

Kara loves:
Award-winning contemporary style and a family-friendly layout that drinks in the sublime views. Bliss.

Arranged over four floors, this contemporary home is a hidden gem in historic Warwick and within walking distance of Royal Leamington Spa. Its unique location is really rather special. After all, where else could you paddle down the River Avon in a Canadian Canoe to the local gastropub?

Rock Mill Lane is an award-winning development, and it’s easy to see why. Park with ease directly outside No.10, where you’ll find additional guest spaces, and an extremely generous tandem garage on the ground floor for further vehicles or storage. There’s a handy WC and utility room on this floor too, along with plenty of storage to keep everywhere shipshape, and smart Hive heating throughout.

Brimming with original design features, this spacious riverside residence features original wooden flooring and exquisite details such as curved wooden banisters. But the real pièce de résistance is the outstanding vista, which has to be seen to be believed, and creates a picture-perfect backdrop on the first floor. Double doors lead just off the lounge to the balcony and, from this elevated position, you can enjoy a slice of one of Warwickshire’s finest landscapes, along with a morning coffee.

The spacious lounge is open plan, bright and airy, and the perfect place to relax and drink in the views, no matter what the time of day. There’s a dining area too, in this most sociable of spaces, where friends and family can gather round and enjoy good times.

An array of high-end, integrated appliances in the modern kitchen makes life just that little bit easier. Walnut worktops juxtapose against grey concrete-style cabinetry and exude class.

The principal bedroom, on the second floor, is en suite and features a walk-in wet room for the ultimate shower experience. There’s a fitted triple wardrobe, in addition to stylish wall storage. There’s a further double bedroom too, with integrated shelving and additional wardrobe space.

On the third floor, the family bathroom, with its muted hues and large-format tiling, features a bath and shower for relaxing evenings or early morning starts. And you’ll also find the third double bedroom, with generous wardrobe space and Velux windows, which flood the space with natural light by day and starry skies by night.

Outside, the communal gardens are well manicured and provide a beautiful setting for al fresco entertaining against the backdrop of the River Avon. There are lawns for relaxation and picnics, woodland for exploring, and a decking area too, great for spotting the local wildlife. Swans, herons and kingfishers make a daily appearance here. And, in the allotment, residents channel The Good Life and grow their own fruit and vegetables.

There’s a private walkway from Rock Mill Lane to the nearby Saxon Mill gastropub or, if you prefer to paddle, the share of a 3-man Canadian Canoe is included. Quite the head turner on arrival!

We adore the gorgeous views. Who wouldn’t?

Local life

Around Rock Mill

Rock Mill Lane is nestled amongst a small collection of wonderful architecturally designed modern townhouses alongside the River Avon, surrounded by gorgeous countryside and tranquil woodland.

It forms part of an exclusive award-winning development on the riverbank feeding into the historic Rock Mill Watermill and River Avon and is a rare opportunity for a discerning buyer to own a sublime riverside residence. You also have private access through bluebell woodlands to the Saxon Mill pub and restaurant, which also has beautiful countryside walks.

Rock Mill Lane is within walking distance of historic Warwick and Royal Leamington Spa, with its array of independent shops and eateries. Leamington is famous for its tree-lined avenues, pretty parks and Regency architecture, which rivals those in Cheltenham and Bath. Throw in a hip and happening social scene, great schools, restaurants and coffee shops, and we think you’ll agree that Leamington really does have it all.

Well connected? Extremely so. The M40 is close by, leading to Birmingham, Oxford, London and beyond, whilst historic Warwick and Shakespeare’s Stratford-upon-Avon are almost on your doorstep. Jaguar Land Rover is also very accessible. Nearby Leamington Train Station whisks you off to London in less than 90 minutes, and Birmingham in less than half an hour.

This rather grand town has emerged as one of Warwickshire’s most highly regarded places to live for families who love the schools and activities on offer, as well as young singles and couples, who love the bar, food and cultural scene.

The town centre has a perfect blend of eclectic independent boutiques, as well as well-known names like M&S. Mrs Clarke loves the mix of hipster coffee shops, such as The Larder, and gorgeous finds like Collective and Farrow & Ball, of course.

Mr Clarke has a few favourites of his own. His personal tailor at Clements & Church, a pint at The Pug, breakfast at Haddie and Trilbie’s big sister, Wilhelmina, and lunch at Nana’s, when he needs to impress Mrs C.

There are a number of primary and secondary schools nearby, including grammar and independent options such as Princethorpe College and the Warwick Independent Schools Foundation from 3-18.

When it’s time to embrace the great outdoors, you are spoiled for choice. Jephson Gardens is wonderful and Newbold Comyn and Victoria Park are also great spots for a picnic, the latter being the 2023 venue of Tom Kerridge’s popular Pub in the Park.
