An award-winning, architecturally designed townhouse in an idyllic riverside setting, No.7 Rock Mill Lane is a delicious cocktail of contemporary style and sophistication.
Arranged over four floors, to really make the most of the sublime views, this home is beautifully curated throughout and superbly located within walking distance of both Royal Leamington Spa and Warwick.
From the driveway and curved brick porch, a generous entrance hallway leads to the utility room, ideal for keeping laundry days in check, as well as muddy boots and paws after a local woodland walk. You’ll also find a downstairs WC and there’s handy access to the capacious tandem garage. Storage aplenty runs across the rear and is currently used as a family cinema room, but this versatile space would also make a fabulous studio or music room.
The beautiful river and countryside setting really comes into its own on the first floor, where large glazed doors open from the sizeable living room onto the sunny balcony. Enjoy a peaceful coffee out here at sunrise and a glass of wine by dusk and simply drink in the views. The backdrop of the picturesque River Avon and the historic Rock Mill itself, dating back to 1792, is rather special.
The open plan design of this area and classy colour palette ensures the space feels light and bright, and particularly airy. Relax and read a favourite novel in this calming haven, or chill out with friends and family. There’s oodles of room to enjoy supper in the dining area as well.
And when it comes to a bite to eat, foodies will love the modern kitchen in shades of white, featuring stunning Italian worktops and flat white cabinetry, which bounce the light around. Appliances are integrated to keep the lines clean and there’s a pretty outlook onto the rear courtyard.
The principal bedroom, with its riverside and garden views, can be found on the second floor, complete with a good-sized en suite. There’s a further bright double room, which features a characterful, vaulted ceiling and Velux windows for a spot of stargazing. Built-in wardrobes in both rooms keep everywhere as neat as a pin.
The third double bedroom is located on the third floor. This also features Velux windows, which fill the space with natural daylight, and there’s fantastic walk-in storage in the eaves and additional storage space too. The family bathroom includes a bath with shower for a good, long soak or quick refresh depending on the amount of ‘me-time’ you have.
Fancy a little paddleboarding? It’s quite the thing on the River Avon and just on your doorstep. If that sounds too energetic, you may prefer to relax in your secluded courtyard adjacent to the organic rock. Or on one of the decking areas by the river instead - it’s a gorgeous setting for al fresco entertaining. The communal gardens are absolutely immaculate and include lawns and picnic areas as well.
There’s also an allotment area with raised vegetable beds, where residents are welcome to grow fruit and vegetables. A very reasonable management fee maintains all the extensive grounds and ensures they remain in tip-top condition. And, when the neighbouring Saxon Mill Gastropub calls, simply meander along the woodland area with private walkway just for residents.

Around Rock Mill
Rock Mill Lane is nestled amongst a small collection of wonderful architecturally designed modern townhouses alongside the River Avon, surrounded by gorgeous countryside and tranquil woodland.
It forms part of an exclusive award-winning development on the riverbank feeding into the historic Rock Mill Watermill and River Avon and is a rare opportunity for a discerning buyer to own a sublime riverside residence. You also have private access through bluebell woodlands to the Saxon Mill pub and restaurant, which also has beautiful countryside walks.
Rock Mill Lane is within walking distance of historic Warwick and Royal Leamington Spa, with its array of independent shops and eateries. Leamington is famous for its tree-lined avenues, pretty parks and Regency architecture, which rivals those in Cheltenham and Bath. Throw in a hip and happening social scene, great schools, restaurants and coffee shops, and we think you’ll agree that Leamington really does have it all.
Well connected? Extremely so. The M40 is close by, leading to Birmingham, Oxford, London and beyond, whilst historic Warwick and Shakespeare’s Stratford-upon-Avon are almost on your doorstep. Jaguar Land Rover is also very accessible. Nearby Leamington Train Station whisks you off to London in less than 90 minutes, and Birmingham in less than half an hour.
This rather grand town has emerged as one of Warwickshire’s most highly regarded places to live for families who love the schools and activities on offer, as well as young singles and couples, who love the bar, food and cultural scene.
The town centre has a perfect blend of eclectic independent boutiques, as well as well-known names like M&S. Mrs Clarke loves the mix of hipster coffee shops, such as The Larder, and gorgeous finds like Collective and Farrow & Ball, of course.
Mr Clarke has a few favourites of his own. His personal tailor at Clements & Church, a pint at The Pug, breakfast at Haddie and Trilbie’s big sister, Wilhelmina, and lunch at Nana’s, when he needs to impress Mrs C.
There are a number of primary and secondary schools nearby, including grammar and independent options such as Princethorpe College and the Warwick Independent Schools Foundation from 3-18.
When it’s time to embrace the great outdoors, you are spoiled for choice. Jephson Gardens is wonderful and Newbold Comyn and Victoria Park are also great spots for a picnic, the latter being the 2023 venue of Tom Kerridge’s popular Pub in the Park.
