Ideally located in Leamington just on the border with historic Warwick. The house is on the corner of Old Milverton Rd and St James Meadow Rd so it’s in a great location for the hustle and bustle of Leamington Spa, with historic Warwick on its doorstep too, whilst being moments away from countryside walks through Saxon Mill Fields and over to the Saxon Mill pub for a spot of Sunday lunch overlooking the River Avon wier.
Along with all the amenities and parks both Leamington and Warwick have to offer, the transport links are excellent with incredibly easy access onto the A46 and to the rail network. There are great schools to choose from being in the Brookhurst and Trinity catchment areas, as well as several public schools on the doorstep.
Set in a mature plot on a small bespoke estate originally developed by AC Lloyd 21 years ago , from the front door you’re led into a light hallway with an easy flow to the rooms off it. The view into the formal lounge with its French doors to the garden deceives you into thinking the property has a traditional layout downstairs but walk through into the snug and just beyond is a fabulous open plan kitchen and dining area with full width bi-fold doors to the garden. Our favourite bit is the feeling of bringing the outside in and the seamlessness between the two when the sun is shining.
The kitchen is bathed in light with high gloss cream units throughout and easy up-and-over wall cupboards, a black granite worktop, built-in Smeg appliances with a sleek Elica extractor over the hob and two breakfast bar areas. There is a large separate utility room with a handy side entrance from the driveway and access to the double garage. It’s such a good size it could be turned into a playroom if need be!
Upstairs are four bedrooms: two doubles (one with an en-suite), a single, a family bathroom and fantastic Master suite with spa like bathroom. All the bedrooms have bespoke Stan Matthews fitted wardrobes providing masses of storage space throughout and the bathrooms are all Porcelanosa.

From the kitchen the bi-fold doors lead to a large patio dining area with steps up to outdoor fireplace. There is a small lawned area with two vegetable patches and a large shed for storage.
There is a double garage and parking for at least 3 cars to the side gravelled driveway.

Local Life in Leamington
Royal Leamington Spa, or Leam as we Leamingtonians like to call our beloved town, has the lot... tree lined avenues, hip and happening social scene, pretty parks, great schools and great coffee shops. Leam has it all.
Leamington’s streets of Regency town houses, which equal those of Cheltenham’s or Brighton’s in my humble opinion, are full of gorgeous homes and friendly people. There is a grand sense down every street.
Well connected? Leamington is super well connected. The M40 nips past to Birmingham, Oxford and London; Stratford-upon-Avon and Coventry are a 20-min drive away; Birmingham 40 mins.
The town has emerged as one of the Midland’s most highly regarded places to live for families who love the schools and activities, as well as young singles and couple who love the bar, restaurant and cultural scene.
If you like shopping, you will love the town centre’s mixed independent shops and High Street chains.
Mrs Clarke loves the boutique feel of the town centre, with its mix of hipster coffee shops like The Larder and the gorgeous shops like Fable, Collective and Farrow & Ball. The High Street has all the big names and then there is the M&S food hall.
Mr Clarke has a few favourites of his own. His personal tailor at Clements & Church, a pint at The Pug; breakfast at Haddie & Trilbie or Coffee Architects; lunch at Nana's when he needs to impress Mrs C.
Education options include Warwick School, Warwick Prep, Kings High & Kingsley School For Girls which are good independent schooling options, and excellent state primary (St. Peter's) close by. Secondary schools (Myton, Trinity, North. Leam). Leamington College and Warwick University
Tree lined avenues, great shops and a buzzing social scene. What more could you want?
