A more central location in the town you could hardly find. And, contrary to its moniker, Station Road is extraordinarily quiet due to it being one-way only. No.30 stands proudly in this well kept road, its whitewashed exterior, sash windows and feature arches oozing kerb appeal. The modern driveway fits two cars comfortably, and leads to the elevated entrance.
This beautiful home has been fully renovated and completely transformed. Once inside the spacious entrance hall, you get a sense of the grandeur that flows throughout. High ceilings (an incredible 3m on the ground floor) and generous rooms exude a sense of airiness.
The Amtico floor of the hallway sweeps into the open plan, dining kitchen through double Crittall style doors. Crafted by Harvey Jones, the cabinets are hand-painted and there’s a large central island, just perfect for catch-ups over cappuccinos. Ditch the kettle – there’s an instant boiling water tap – and channel your inner chef as you whip up supper on the Range cooker. There’s plenty of room for the whole family to sit down and devour your efforts afterwards. With garden views and toasty toes, thanks to underfloor heating, you’ll find everyone will gravitate here, no matter what the time of day. There’s a separate pantry, too, which keeps this space clutter-free.
You’ll find two generous reception rooms. The living room, with its beautiful bay, really captures the morning and afternoon sun. Original shutters feature alongside modern plantation shutters and there’s a fire for chillier days, although the smart Hive central heating system warms any zone efficiently.
There’s a further living space in the basement, which makes a wonderful hobby room or additional bedroom as it’s en suite. It can also be accessed via its own entrance, making it a really versatile space. Work from home in the separate office (broadband is excellent) with doors out onto the garden, where peace and tranquillity reign.
On the first floor, you’ll find three good-sized, double bedrooms, one of which has a modern en suite shower room. One has fitted wardrobes and two have shutters, whilst all three benefit from large sash windows, allowing natural light to stream in.
A gorgeous freestanding bath takes centre stage in the family bathroom, amongst a contemporary double vanity unit and capacious walk-in shower. The sash window and shutters keep the space light and private, and Terzetto stone flooring with underfloor heating ensures it’s snug. Meanwhile, walls are finished with timeless metro tiles.
The rear garden is beautifully quiet and secluded. It’s quite an oasis. There’s a roomy patio area for BBQs, relaxing and entertaining, as well as a good-sized lawn. From summer soirées and sunhats to autumnal fireworks wrapped up warm, it works as an all-year-round al fresco space.
It’s a short stroll to the train station, bars and restaurants, and Waitrose. There’s an excellent range of nurseries and primary schools nearby, and the sought-after Kenilworth School’s brand new facilities will be just over a mile away on completion. You’ll also find a great choice of independent schools in the vicinity including the Princethorpe Foundation and Warwick Independent Schools Foundation.
The mighty Kenilworth Castle is a super day out for all ages. And, when it comes to stretching legs of any number, Abbey Fields is made for the job. Enjoy a good walk and a few games of tennis if you’re feeling energetic, followed by an ice cream. Or, for a leisurely morning coffee and croissant, you can be at Forrest Coffee House in just a couple of minutes. And dine in the Michelin-starred The Cross by night.

Kenilworth
Trendy cocktail bars and Waitrose
It’s really well connected, with Birmingham airport just 20 minutes away and should you need to pop down to London and it’s just over an hour from Coventry station. You are a short walk away from the train station linking Kenilworth with Coventry, Leamington and then the wider rail network and are a stroll away from Waitrose, The Kenilworth Cocktail Lounge, The Almanack, Indian Edge and Talisman Square.
With a further hop and step… You can be eating supper at Michelin starred The Cross and you can be drinking a pint at Kenilworth’s oldest pub The Virgin & Castle.
Kenilworth High Street boasts banks galore, numerous coffee houses, bundles of restaurants, funky bars, fantastic schools for children of all ages, a Waitrose, Boots and a weekly farmers market that dishes up some delicious local produce. Mr Clarke is particularly fond of the high percentage of pubs all within wobbling distance of each other.
Kenilworth is surrounded by breath-taking countryside and some lovely walks are on hand to help you blow off the cobwebs after work or if you just fancy a long Sunday ramble. We particularly like the walk from Kenilworth Castle to the Alpaca Farm “Faerie-Tale Alpacas”. Not to mention the outstanding park, Abbey Fields.
There’s a super friendly community spirit in Kenilworth too and you’ll always find something in the calendar to enjoy. It could be the annual bonfire and fireworks display that draws in thousands of folk. Or the annual duck race on Boxing Day (no, not real ducks). All in all, it’s a place you’ll feel at home.
Psst…Join The Warwickshire Country Club (the sauna is sooo relaxing.)
