A large stunning home

Edd Holt - Local Property Agent

From the moment you step foot through the open timber framed porch into 20 Stoneleigh Close, you realise this house has been thoughtfully renovated for modern family life. Originally built in the 1960s its current owners have delightfully modernised and extended this home for 21st Century living. The unique location of the village, offers a young family huge opportunities to enjoy countryside adventures in open spaces, as well as be close to great schools and every amenity.
As you walk into the expansive entrance hall, you can immediately see all the way through to the open plan indoor-outdoor living space which stretches into the exceptionally large garden. This living space makes a perfect hub for entertaining, and when things get a little too much there is a cosy lounge complete with log burner around the corner for putting your feet up and relaxing. The bi-fold doors and skylights marry this space perfectly with the outdoors, and create a light and airy environment.

There is separate utility, which finishes off the area nicely, giving direct access into the integral garage, where there is potential for conversion into further living space. When you need to knuckle down to some work, the study gives a welcome silence from the family room. It is situated directly off the hallway perfectly positioned for ultimate concentration. Also off the hallway, is a very convenient downstairs lavatory. With hard flooring throughout the ground floor it is ideal for a family, especially one with a dog!
The luxury feel and thoughtful renovation continues up the stairs, with 20 Stoneleigh Close offering four double bedrooms and a family bathroom. The Master suite has been kitted out with its own dressing area and superb en-suite shower room. The upstairs layout is key here, with three of the four rooms rear facing, therefore making the most of this peaceful country location.

Local Life in Stoneleigh

Just don't laugh at people on bikes.

With the redbrick timber framed cottages, thatched roofs and sandstone almshouses, Stoneleigh village feels like you are stepping back in time.

The nearby Stoneleigh Abbey founded in the 12th Century has impacted greatly on the village over the years, especially when the Leigh family took up residence there. The Leigh family provided work , accommodation and education for local people and still to this day the Leigh Educational Foundation helps mould the villages younger generation. Their influence was not always appreciated though when drunks outside one of the village pubs laughed and hurled abuse at Lord Leighs daughter, subsequently he closed all three pubs in the village. He then gave permission for a village club, which still stands to this day and plays a big part in village life, serving the locally crafted cider.

More recently one of the meadows adjacent to Stoneleigh bridge was transformed into a community apple orchard, which provides the apples for the craft cider. Along with the Village club, the village offers its residents many other clubs and organisations including the Stoneleigh Tennis Club, The Church Bellringers, Pilates Classes and the Deer Park Golf Club. For those who enjoy a country walk with the family dog, there is plenty of green open space set amongst mature trees, making it a dog walking wonderland all year round.

Stoneleigh sits in Warwickshire, about 5 miles from both Coventry and Leamington. The M6, M40, M1 and M42 are easily accessible. Birmingham Airport is under 30 minutes way, train stations are dotted around the village making London reachable in 90 minutes. You are brilliantly located.

The nearby Stoneleigh Park is also one of the UK’s leading event venues and plays host to a wide variety of conferences, businesses, exhibitions and events for the family to enjoy, along with a farm shop and cafe.

Situated just off the A46, Stoneleigh feels like it is only a short drive from everywhere! In particular its five minutes from Kenilworth and the local Waitrose; five minutes to Coventry and the nearest Ikea, cinema and ice rink; ten minutes from the regal town of Royal Leamington Spa and its superb boutique shopping; ten minutes from historic Warwick and its stunning castle; and, only twenty minutes from Stratford Upon Avon and the Royal Shakespeare Theatre.

Stoneleigh offers quintessential country living, with all the amenities you could want close by.
