Simply Stunning

Borja De Maqua

Standing in the formal courtyard outside "St Collette" you would be forgiven for thinking you were in Provence. The scent of lavender and the gentle sound of trickling of water from the fountain soothes the senses. This is a very special setting and one that you will be delighted to call home.

Once home to The Poor Clare nuns, The Convent is now a collection of 19 luxury properties in the picturesque village of Baddesley Clinton. The quality of the development is exemplary. St Collette is a stunning four bedroom house boasting two vast reception rooms, designer kitchen, three bathrooms, private garden and two garages. The property has been upgraded from the developers specification and it includes new build warranties and guarantees making this the perfect home for a discerning house hunter.

The Convent offers residents a peaceful retreat in the heart of the Warwickshire countryside. The property would be an ideal "lock up and leave" home or a secure and friendly main residence.

When you walk into the vestibule the first thing you notice is the feeling of space. This is created by the high ceilings, the abundance of natural light and the neutral colour pallet the interior designers have used. Drop your coat and shoes in the bespoke cupboard and come into the vast open plan space. You naturally gravitate to the large kitchen island from where you can let the rest of the home sink in. There is a dining area and a sitting space with views out across the countryside. This room is perfect for the whole family to be together, there is something very sociable about its setup.

The formal sitting room has two sets of French doors looking out to the private garden. This room is perfect for curling up with a glass of something nice and Netflix.

You will also find a utility room, cloakroom with WC, and a door leading to the car park.

Head upstairs and onto the first floor. There are three bedrooms and a bathroom off the wide landing. The Master Bedroom and en-suite shower room is more like a boutique hotel than a normal house. The three windows look out across the countryside. The carpet is soft and thick, the brand new wardrobes are deep and spacious and the shower room is pure luxury.

The luxurious theme continues into the main bathroom where you find a big, cast iron roll top bath that looks so inviting. There is also large shower if you haven't got time for a long soak.

The other two bedrooms on the first floor are spacious and have plenty of storage space.

The top floor is a private suite with dressing area, bathroom and bedroom. This would be a wonderful guest floor or somewhere a teenager would retreat to and not be heard playing music.

Outside is a private garden with a long and wide lawn and a smart patio where you can entertain on the balmy summer evenings ahead of us. There are two allocated parking spaces and two garages.

This is an excetional home in a stunning setting. St Collette is waiting for you to call her home.

Location

Local Life Around The Convent

A rich history

In 1850 the Poor Clares arrived from Bruges in Belgium to establish the first Convent of Poor Clares in Baddesley Clinton where they lived and worked until very recently. The Convent was purchased by a highly regarded property developer who set about transforming the buildings into 19 luxury properties. And my god (sorry for the blaspheming!) he has done a great job. The Convent is divine. The formal gardens are heavenly and the gates, although not manned by St Peter, are secure and create quite the entrance.

Baddesley Clinton itself is a pretty little hamlet with a super pub called The Orange Tree - it is not your average village pub, it is all trendy pizzas, prosecco and craft beer (very Mrs Clarke). There is a teepee in the garden, friendly staff and glamorous locals.

There is a National Trust property, which is great for Sunday breakfast as well as a hit of culture. The surrounding villages of Lapworth, Rowington, Dorridge and Knowle are all lovely and have everything from artisan bakeries to Tesco.

Once home to The Poor Clares

Baddesley Clinton is possible the best connect place in the UK - seriously! You have Birmimgham International Airport within twenty minutes to whizz you to your second home in Spain or to go skiing from Geneva. Dorridge Station will get you into Brum or London. Birmingham International station will get you to Euston in an hour and a bit. Then there is the M42, M5, M40 and M1 all super close.

Leamington, Warwick and Stratford are within twenty minutes or head the other way and you are in Solihull for some retail therapy in fifteen mins. I told you that you were well connected. However when you are sat in The Convent you feel far from the maddening crowds and your are surrounded by nature and lovely local folk.

  • Closest village/town: Lapworth, Dorrdie and Rowington
  • Stores: There is a little newsagent is within five minutes
  • Supermarket: Waitrose in Kenilworth darling (Ocado is much easier though!)
  • Pubs: The Orange Tree is a Lovely Pub
  • Walks: Endless countryside walks around Haywood and Baddesey Clinton
