The stunning sociable kitchen is perfect for entertaining friends and family. I can picture the housewarming party already!

Sitting in a small friendly cul-de-sac in the peaceful village of Newton, The Hollies defines modern rural living yet still within easy reach of Rugby amenities.

Edd loves:
The mix of open plan spaces and smaller intimate rooms. It's perfect for busy family life.

Beautifully redesigned throughout, this gorgeous home has been thoughtfully renovated to offer an impressive amount of space that is perfect for busy family life. Comprised of a large living room, spacious kitchen, separate dining room, utility room and home office, the downstairs has a wonderful mixture of sociable spaces and smaller intimate areas, and each room is drenched in dappled sunlight from every angle.

Entering into a large, wide hallway, there is plenty of space to drop off coats and bags before heading though the home. Sitting at the front of the home is a versatile room currently set up as a home office, although this could easily be used as a kids playroom or yoga space. Just next door is a handy downstairs W.C, and access to the spacious integral double garage is just off the entryway.

Towards the rear of the home is the show-stopping kitchen, with its sociable central island, breakfast bar and contemporary granite worktops. The integrated Bosch appliances, double electric oven and 6 burner gas hob are a modern chef’s dream, and the French doors effortlessly connect the space to the pretty garden, making indoor-outdoor living a breeze. There’s space for a generous sofa, encouraging family and friends to gather here for drinks and nibbles before heading out into the garden for a spot of al-fresco dining. A separate formal dining area next door is a perfect spot to entertain guests.

The separate utility room, with matching oak base and wall units, is a stylish yet practical space perfect for muddy wellies and dogs, and has enough space for a washing machine and tumble dryer. Enjoy Autumn evenings inside with the family in the spacious yet cosy living room, centred around the beautiful oak fireplace. Or throw open the double doors on warm summer evenings to enjoy a breeze from the garden, with a good book and a cuppa in hand.

Upstairs, you’ll find four good-sized bedrooms, that are filled with natural light, a family bathroom and loft space with storage. The main bedroom features a stylish en-suite shower room that benefits from a power shower. Towards the front of the home are two further bedrooms, both good-sized doubles. One with a dormer window and fitted wardrobes, providing plenty of storage. The other has a vaulted ceiling with a feature arched window lending a sense of space to the room. The fourth is also a good size double bedroom and has a dormer window and under the eaves storage.

Outside, the east facing rear garden offers a lawned area where kids and dogs can run free. Well established fruit trees offer an abundance of apples, pears, cherries and apricots as well as offering privacy. This beautiful space catches the morning sun from the east and the daytime sun from the south, making it a perfect spot to enjoy an al-fresco weekend breakfast or coffee with friends on the patio.

There’s an integral double garage and a driveway to the front of the home for two cars and there are lawned areas together with mature border planting on either side.

(The solar panels installed in 2013 are on the south facing roof and generate between £570-£640 income per year.)

Head to nearby Elliott’s Field, filled with an array of shops, cafe’s and restaurants, before popping down to The White Swan or Stag and Pheasant to enjoy a G&T in the sunny beer garden.
