Mr Clarke thinks :
The picturesque location is great for the family and the property is immaculate.

Guide price £700-725k. Set in a peaceful spot near Sevenoaks, and nestled in the heart of picturesque Ightham village, this lovely home provides an idyllic, secluded family abode. There’s plenty of space to grow; a spacious living/dining room, two further reception rooms, four bedrooms, two bathrooms and a garage to store all the unsightly things.

On entering this home you are greeted by a lovely entrance hall with downstairs cloakroom and plenty of space to store coats and boots. Head right, and you’ll find that in the large open-plan living space, there are plump couches, a fireplace, and sliding doors that open into the relaxing and bright conservatory. The modern kitchen is fitted with a comprehensive range of wall and base units, with a work surface extending to provide a breakfast bar and incorporating a large bowl sink (one of those ones that everybody wants). This is the perfect space for a catch up over coffee, whilst someone is cooking up a storm.

Mrs Clarke loves :
The large living/dining room is perfect for the whole family.

This home has a very sociable layout, however if you need some downtime there is a separate study, that is currently being used as a playroom, but it’s quite nice and secluded if you wanted to make it into a library or studio.

Upstairs, the views from all the four bedrooms are worth getting out of bed for…or you can just draw the curtains and watch the sunrise from bed. The bedrooms benefit from contemporary finishes, and so does the family bathroom. You’ll be delighted to know that the Master has recently undergone a makeover which has resulted in a beautiful en-suite shower room, as well as fitted wardrobes.

Ultra sophisticated interiors are ideal - but don’t forget to venture outdoors to the terraced garden which features a generous paved area, beautiful flower beds, and a green lawn. Here you can ditch digital and enjoy watching the wildlife and the kids play (or enjoy al fresco dining with a glass of wine on a Summer’s evening).

The charming stone retaining walls look grand against the roses, fuchsia, honeysuckle, herbs and lavender. The top level paved terrace has raised vegetable beds and access to the driveway and garage. There is also gated pedestrian access to one side of the house which is useful.

At the rear of this wonderful garden, there is a detached garage and a driveway which provides ample parking, which can be accessed via a private road.

Just come take a look around and you will realise this is a walkers paradise. You can experience English countryside and a host of activities on your doorstep.

Our favourite part
Whether it's a quiet family games night, or a Summer barbecue, this home can host everyone comfortably.

Irresistible Ightham

Village life in Kent countryside

Ightham is a cute little place, where everyone is friendly and the quality of life is to be admired. When it comes to wellbeing, work up a sweat in CHALKBOX, or go for a hike up Oldbury Hill and treat yourself to a warm welcome at The Crown Point afterwards.

If you don't fancy cooking, head to The George and Dragon (you won’t miss it with its striking black-and-white Tudor facade) to try their eclectic menu of savoury dishes. Legend has it that this is where Guy Fawkes hatched his infamous Gunpowder Plot and was later captured after fleeing London when it failed.

Pop to Pratt contemporary for a bit of creative inspiration after you’ve dropped of your little ones at Ightham Primary School who have been labelled ‘Outstanding’ by Ofsted for their early years. After school pick up, why not go for a trip top the Village Farm Shop - you’re sure to find some organic ingredients for tonight’s dinner!

There are multiple bus stops around the village so you can get to all the places you need to easily. We love visiting Ightham Mote, possibly one of the most interesting National Trust spot; there's a host of half term fun, Easter egg hunts and tree planting so there's plenty to get involved with.

Idyllic & post-card pretty
