We love every home we sell, but sometimes one comes along that has the whole Mr and Mrs Clarke office swooning. Village Farm is one of those homes. A beautifully renovated modern downstairs bathroom can be found here too, with a spacious shower, beautiful pink cladded walls and super snazzy tiles.

All the quirky nooks and crannies as well as the original features; a couple of our favourites are the beams in the sitting room and the wooden staircase visible from inside the pantry.
The wooden staircase leads to an open landing where the current owners have maximised the space by placing a sofa under the window that makes the area feel more like a boutique hotel. A generous double room sits opposite, with quirky built-in storage and views over the sunny garden. The large main suite also sits on this floor with built in wardrobes along the back wall, a charming original fireplace and a luxurious en-suite bathroom with a roll top bath and walk in shower.
The character continues on the top floor, which is home to its own suite, consisting of a quirky bedroom and recently modernised bathroom with freestanding bath. This makes a wonderful guest suite or teenage area. All the bedrooms benefit from recent renovation and newly fitted neutral wool carpets.
At the rear of the property, the enclosed garden bathes in sunlight from morning until evening. The immaculate lawn is perfect for children and dogs and the patio area at the back is ideal for al-fresco dining and a glass of wine. Parking at the property is on the road to the front of the home.
Ladbroke is a friendly, small village of only around 300 residents, most of whom have lived here for many years. And it's no surprise why. There is an active community spirit with locally arranged events (I.e bonfire night and firework display in the field across the road) and the lovely pub The Bell Inn has been recently taken over by new management and has since gone from strength to strength. They do a great brunch menu and a delicious Sunday roast. The White Hart at Ufton is closeby offering local drinks and wonderful views and there are an abundance of independent restaurants in Leamington.
Ladbroke sits in a desirable location with Banbury, The Cotswolds and Oxfordshire to the South, and Leamington, Warwick and Birmingham to the North. Easy access to the M40 is great for getting to London and nearby Leamington and Warwick have brilliant rail services that can whizz you all over the country at the drop of a hat. Ladbroke offers laid back living while being close enough to the hustle and bustle so that life doesn't get boring. This would be a truly wonderful place to call home.
